builder not giving possession - Indian Real Estate Forum

Hi, I had puchased a flat in Ghansoli navi mumbai from a reputed builder. He had given me the list of payments I was suppose to do, like parking, MSEB, society etc.
As per that I had made all payments. but now at the time of pocession he is asking me to pay Rs 40000 advance maintenence of 18 months(which he earlier said need to be paid monthly) & 30000 for grill (which he had never mentioned).
Now i m ok with maintenece charges but I don't want grill which he is insisting me to pay unless he won't give keys.

Has anyone gone through such situation, if yes then pls let me know how did you managed it.
Also is there any government cell for real estate issues where we can take up such issues.

I don't think so the builder can take advance maintenance charges for 18 months. Because after possession the builder has to form a society and hand over the building to the society and then the maintenance chanrges have to be paid to society.

About the grill, I believe the builder must have thought at later stage to bring some kind of uniformity in exterior look of the building, which is in favour of residents. Because, generally the practice in India is that each resident have different types, sizes and designs of grills which looks shabby from outside. However, if he did not mentioned this earlier its upto you to pay or not. Even if you fix grills on your own, I believe, you should be ready to pay around 30 thousand bill.

You can take the case in Consumer court, if you wish.
