Builder wise reputation - Indian Real Estate Forum

Hi everyone, Let's all share our views/experiences with various builders in mumbai. I think that through this we might be able to offer a useful reference point for people trying to decide which companies they should deal with based on track record/ reputation.

I have two favourites in Mumbai - one is Lokhandwala Construction (the original one with projects in Andheri and kandivali- not the fake one operating out of worli) My second thumbs up would be Sheth developers. Guys these two companies seem to operate very differently from the typical builders. What you see is always what you get. Clean dealings and great product always. They move slow and steady - I guess that is why they never find themselves at the receiving of criticism coz they do not compromise on quality for growth.
Oberoi comes next on my rating - mainly on the product front which is always great. Prices - not so great!

The rock bottom would really be Lodha and HDIL - dont know which one's the bigger crook. Their ads and their actual product are always diametrically opposite.

Please come forward and share your views for the benefit of everyone on this forum. Looking forward.

I would add Hiranandani and Kalpataru to the list. Good builders with quality results. Also due to the name has a premium to the cost.

My experience with Runwal has not been good. They are not fair in the dealings but do deliver good projects.

I would add K Raheja- transparent, trustworthy, good quality and reliable. Ekta group is also worth adding to the list but never had direct experience.

My vote goes to Hiranandani and Kalpataru. In terms of customer relationship , Kalpataru is the best

all these guys are professional to deal with..
Generally good quality construction.. all white payment.. clear mention on what is availability and tell you the total cost upfront... projects are not dealyed too much

yeah of course they also probably quote a premium on their properties.. which is 20% higher than the market rate in that area...
But what is the purpose of this thread.. I think we all know this info.. I would rather collect info on non regular builders with whom one had a great experience...

I can tell about one non-regular.
Ravechi builders.
We have known the builders for quite a while now. He had a project in Koper khairane (2001-2003) and then he has a new tower in Kharghar sector 7 (Ravechi heights). It was on time, and we didnt have any problems. I think he has a number of newer projects in Kamothe now.

As a disclaimer, my info is about 2 years old. (The tower in Kharghar was finished at that time). I dont know if that helps.

Rustomjee is the best among the lot followed by Mahindra

How is Rustomjee if compared with Hiranandani or Kalpataru. These two builders( Hiranandani and kalpataru ) have Great quality.Your job is just to pay and forget. They know their job properly. Rustomjee has project in Thane near Majiwada. Possession was delayed a lot than what was promised. But I builder returned money of one of my brother's friend who was frustrated due to delay in possession ( appreciable by builder during recession ).
