Hi,
I am thinking abt Casa Rio as an investment option. There are certain queries that I have so I hope to get some help from the guys who have visited the site and explored this as an investment option.

1. Do they have river view flats available?
2. What is the current price. Today's paper says 2592 (but i'm sure there will be additions to this when i go to the sales office).. So what are these additions.
3. When do they give possession of the flat?
4. Are there any commercial zones around this place that will jack up the rentals in the future?
5. What are the amenities within? Entertainment options? I read abt them making an ICSE school also and a hospital to be run by the Hinduja group.

My real purpose is to enjoy this space as a weekend retreat. But I also want to have the option of giving it on rent and receive a reasonable return if i move out of Mumbai.

For myself, buying an apartment in proper Mumbai is out of reach, too late for Thane, next best investment opportunity in Central Mumbai would be this one for sure.

So last Sunday, I booked a 3BHK apartment at 2901 psf rate. I have to shell out higher rate as I booked a river facing premium flat at their 18 storey tower in River Escape cluster. Per Lodha, possession will be by early 2013 for 18 storey buildings. Whole pre-post booking experience was smooth.

FYI:
I leave very close to this neighborhood and have seen sound and steady development on the whole. When (being optimistic) new Intl Airport is setup and ready, things will be superior. New Nilje railway station (Zero KM from CasaRio Site) is already setup and operational. Current frequency of trains is limited. However will increase and get connected with Central and Harbor lanes as time goes by. Personally I think this place will be lot different in 3 to 5 years from now.

In terms of better one? Well all 3 project belongs to Lodha Dwellers and are in the same neighborhood (futuristic name PAVALA City) to be precise. CasaBella started first and almost all apartments are booked by now, the only one left are least desirable location/floors and visibility.

CasaRio is a new project and bookings are in full throttle. While I was there last Sunday, I can hear booking announcements made every 10-15 mins. At one time, I saw 5 apts booked by a single person. Of course for investment.

FYI:

For those who argued that Lodha is demanding CASH ONLY for parking space. Well, I wrote a separate check for parking space (alongwith 1st installment check) and was accepted with no resistance. After reading this forum (thank you all), I insisted that I will ONLY pay with check, no cash for parking. This morning that same check got cashed. OR may be I just got away with check this time.

Now I‘ll wait for the allotment agreement to see if parking and its payment is reflected or not.

as far as a i know....parking will be handwritten but no mention about its payment...

No...I booked in Casabella...but their modulus operandi is expected to remain same across projects...
