Hi All,

I received allotment letter from lodha which states that

1. they can increase the rate of flat by 10% if the cost of input material increases. The clause would be the part of agreement. please confirm, if any of yoou had the same clause in agreement.

2. They mention only few amenities in the allotment letter while the number of amenties mentioned in brochure (at the time of sale) is good in number. In allotment letter, they do not talk about jogging track, senior citizena corner, cricket pitch, multipurpose grpund, loung tennis court etc...........


Please confirm. if you all have faced the same issue.

The RBI has told banks to cap the housing loan up to 80% of the value of the property,which should not include stamp duty,registration and other documentation charges.

yes, that is correct. RBI is worried that housing loans are now becoming more and more riskier for banks

Finally got amount disbursed through SBI, really a tough job. Thanks to everyone who shared some useful tips specially to Anshu, Manoj and Vishakha.

Thanks for the reply.

I got your point for directly mailing the required documents. But the problem is SBI accepts self attested demand letter and Architect certificate. Not sure same is the case with you also but they asked me to self attest the documents.
Secondly by directly sending the documents to SBI I couldn't keep a copy of it.
The most important point is if I send them documents in two parts(One by Lodha & consent letter by me) then collating them at SBI end will again be a tougher job and I think I need to follow up on that too.

But will see in future probably I might to use this tactic also.

I must be lucky that I did not find the problem of couriers getting lost, though I am now veteran in getting the demands disbursed from BKC RACPC, with 9th slab disbursement have happened. But I ll suggest U something : to write to Ur RM to courier new demand-letter and the receipts on Ur behalf, directly to SBI; n U can courier consent from Ur end. This might save time. I hv done this ;-) I make them directly mail the needfuls to SBI if/when required.

Congratulations for getting Ur disbursement through !:-)

Let's discuss Ur points in detail :

1. I, again, should be lucky that I was never asked to produce self-attested copies of demand-letter n arch certies by SBI ! But in case if I did want to send any of these documents or past payments receipts for that matter, via e-mail, they asked me to gsement from Lopdhaset them the self-attested scaenned copies.

2. Lodhas can issue multiple copies of the same document. Remember, how many of us received how many copies of one receipt !!?;-) And else, I referred to the contingent scenarios where-in we rush hard to beat our dead-lines... Like U get a demand due in 3 days, n U are yet to receive the payment receipt of last disbursal from Lodhas; now U chase them to send the receipt to U, assume they diligently do, n then U send the entire part disbursement bundle to SBI; the process it going to take a while, not supporting Ur motive of MEETING THE DEMAND DEAD-LINE. Here, U could send Ur things from Ur end, n in the meanwhile, Lodhas too may send the rest of the docs to SBI, n thus, U may save a day or two- quite crucial when U have that demand deadline on head.

3. I dint refer an entire thing to be an ideal process for part disbursement. It was instead referred as, say problem-solving technique in given situations/contingencies, 'the other things' we could possibly do to get the purpose met on time, that Jugaad that we got to do at times to make our way through the complex entities like Lodhas n SBI. I hope I conveyed my point.

Default Service Tax

Hi,

Have any of you gone ahead with the Service Tax payment to Lodha, after the recent High Court ruling ..? Or are folks waiting for a Supreme court ruling ..?

Any idea if Lodha plans to charge a "late payment interest" on the service tax amount ?

Hi Manasa,

We all have gone ahead with paying the ST amount. ST amount is paid along with the payment of repective construction demand.

As far as late payment charges are concerned, usually its written on the demand letter that ST will attract the late payment charges but not too sure about whether they really charge that.

I'll pray my subsequent payments will be done in smooth manner.

I have one more question to you and to everyone else who had gone ahead with loan from SBI.
Have you gone ahead with taking the internet banking kit from SBI for the loan account.

Again I am facing a small problem here my loan account is initiated through Powai branch now when I am giving them a request for initiation of internet banking kit they are saying that I need to collect the kit in person and they cannot courier that.

Any inputs from anyone will be highly helpful.

Default sbi internet banking

Hi Ankit,

SBI connected my loan account to my SBI saving account, so same internet banking details for me. But I remember while applying internet banking for saving account, I personally collected internet banking kit from branch. SBI has kept these kits ready with branch. They give you kit on spot as you fill internet banking application form. So, I assume that SBI do not have any provision for courier these kits (its a envelop with single page mentioning username and password).

Hi Ankit,

I too have my Loan Account linked with my Savings account, and have the single internet banking user interface to track both of them. However, here to I had to go take that extra effort in getting the needful done. Problem was, my Savings account belongs to some branch in Gujarat. And the Home Branch of our loan accounts as U knw is SBI Juhu-Versova Link Road Branch. Probably, my loan account branch opened a new Customer ID for me ( than using the Customer ID already present with my SBI savings account ) - hence, there were some issues when I placed a request for linking the two and hence avail a single netbanking platform. They almost refused me and asked to settle for two different SBI internet banking accounts - one for Savings account, and one for Loan account. Not my first preference, of course. I persued hard, they refused hard, but then 2 weeks later, my branch manager at Guj branch called to tell me that they, somehow, could 'achieve' this :-) And I now access both of them from one screen.

But, my SBI savings account was some old dormant account. I had internet banking activated several years ago, but when I applied for SBI Home Loan, I had no details remembered. I applied for fresh Internet Banking thing, which eventually I got to know was not possible. It's a thumb rule with SBI that Ur 'username' can never be changed. So I had to just ask them to get me a new password, and for collecting the one, I had to go to in person ONLY.

Having shared these experiences, I guess U hv no alternate but to go collect Ur netbanking kit personally.

I would also suggest one thing to U n others, let us 'not forget' our SBI internet banking details. Unlike other private banks, it's little too lengthy here to re-activate the things !
