I had booked at 2700/- but cancelled today....I was told posession time Aug 2013 but they have 1 yr grace period means 2014(verylikely as they have launched booking for 15000 flats in last 1 yr in case rio/bella proj!...no small feat!)...today I was told that i can't sell till 2 yr after possession means Aug 2016 if everything goes accordig toplan...even if rate becomes 6000/- after 6 yrs(v optimisic estimate)...It is hardly 13-14% CAGR with so much risk...I have not counted SD+REG cost....thr r better options!

Naveen,

I did not know that you have to wait 2 years after possession before you plan to sell. Thanks for that. Anyways, I do not intent to sell this apartment for good time.

I refer to today's ad in DNA.1BHK is advertised for 19.41 lacs - which means the base rate is whopping 3265 per sq ft.The last rate that Lodha had advertised was of Rs. 2808 per sq ft.I am really surprised at this escalation in price.

Base rate was 2592 on Aug1.
Even i back calculated a current base rate of 3250. Steep rise.

But their booking rate on weekends has to be seen to be believed. A sale every 10 mins on an avg. Its an experience being at their sales office on a weekend. A bell goes off when a sale is made and then they announce the name of the person and the kinda flat he has bought.

I agree, Amitmk that its an experience in itself.

I rise in the rate indicates that the project has got a good response. If I am not mistaken I was told that there are some 8000 flats in this project.
as per their advertisement, i think they claim to have sold 3600 flats.

Anyway the project is indeed impressive. In fact the only factor why it is suffering is because not many people are aware of the location. I think when people visit this place, they are pleasantly surprised by the well developed roads around this property.

good roads? I went in Aug.. during rains. There were craters on that Shilphata road..
But yeah, in the next 3 yrs they'll ensure roads around the place are wider and better.

There has been an amazing improvement in the infrastructure in this area in the last 7 years.

The potholes are a temporary thing due to monsoon. The long term trend has been very good.

I have been trying hard to locate the details of Pallava city - however except for the Lodha website, I have been not been able to locate anything on Palava.

But looking at the improvement in the infrastructure, I think, there is definatly some element of truth in what is being advertised.

calling it Palava is also a mktg gimmick.. u will find it only on the Lodha website and in their brochures.

Future may be beter where infra is concerned. Even i think so.
