I was initially looking around a good apartment flat in kharghar, but I came across a new project in ghansoli launched few days back.
It works out perfect for me as my office is in Airoli, I envisioned a place close to vashi and wanted an affordable 3 bhk. Project details: B & M Buildcon The above is the link, and I went accross so many forums trying to get some reviews, possession date projection or any kind of review but found none. If anyone has an idea about the project and about its builder please post. Thanks in advance! |

Have you visited the area?
I stay in Ghansoli on rent. Every evening there is a stench coming from the chemical released in the nearby nala (atleast in the area around D Mart) Also, the project location is little inside and currently there are very few buildings or people staying in the area. In the price he is quoting 8k you can get good projects in other areas like Airoli. (Current rate around 7.2k) My personal opinion avoid buying apartment in area from Ghansoli to Turbhe due to chemicals released every evening in the Nala. House is a long term investment and unless you are getting substantial price advantage you should not compromise on health and hygiene. Just visit the area in evening to confirm or check with someone staying in that area. When is the possession? Looking at the plan (29+ floors) I think it will take atleast 4 years once he starts work. |

You have started disillusioning me from this project...
I stay in US currently and was planning to return India sometime next year... My parents who live in Sanpada came across this project through newspaper ....and my dad is very convinced about it rather than kharghar area because: He feels it is very close to vashi, and as I wanted to be near to malls and multiplexes it would be good They are building it next to palm beach and in few yrs it will be very easy to commute.. He said there is lot of empty space and he feels there will be lot of towers built there in future.. He feels if finally I decide not a good option to stay there then as an investment it would give me good returns as the location is very upcoming... As comparison with Kharghar sec35 it won't be like an another world from Mumbai... My parents did visit it but not in evening so they have no idea about the pollution and stench.. I really appreciate ur warnings and m very wary about it now but I feel sad as I actually believed that I finally had something short listed.... Thank you so much for your comments..... And I absolutely agree that being such a big investment we have to think in all angles.... |

well, since ur parents live in that area - ask them to re-check the area in evenings also - generally Ghansoli/Turbhe aer industrial zones and seldom ppl buy homes in this area - Parents seldom give wrong advice hence don't want to disciunt ur fathers opinion - probably he may be right (as i have not personally seen the property) BTW, Koper is proper residential zone and close to Vashi too - u shud not have any issue in Koper for investment in home. Take a second opinion of some one who stays/knows the place- he/she might give some more insights on the short listed property. Also, when u plan to come to India? if any sooner than why not see property for urself - another option is to photo-shoot the area or video film it - then u can chk it for urself...with 3G u can go live as some1 shows u around the place with camera... cheers!! |

My comments were not to discourage but to make you aware. I currently stay in Ghansoli and I am also looking out for a house to buy (though I can't afford Atlantis
). I have seen few tricks by builders and brokers like -- Calling this road palm beach road - Calling Rabale Ghansoli sector 15-21 And who knows in the 4 years it takes to construct this complex this area might actually change. You might get price appreciation in this area when the area is connected to Airoli Bridge (Shown with Black line). The construction was stopped by Court to preserve mangroves. Now they are planning to make a bridge for the 2 km part to preserve mangroves. (Still in planning phase) And it is Ghansoli Palm Beach Road and not the Vashi - Belapur Palm Beach Road. Just check on google maps and you will see that they are different and there is no way they can be connected without going through Vashi Traffic.

Ask some1 to do a field survey keeping in mind points mentioned by pratikpr in his posts - if the Ghansoli Palm Beach connects to Airoli bridge then u are almost in Mumbai (Mulund) and also in Navi Mumbai (Vashi) - probably Atlantis may turn out to be a "sweet spot" location for residence - future strategic location of Navi Mumbai!! Personally, i think u shud go ahead and book a flat NOW in Atlantis and when u come down in April 2013 if u don't like location - u can always cancel ur booking - this way u r protected from price rise!!! (understand the CANCEL booking terms&conditions) Also, check on Koper property as ur PlanB - if u cancel Plan A (tlantis) anyways quickly get field survey and take a call ASAP...remember prices will shoot-UP anytime sooner... |
