Icon18 Help me decide between three option

Hello guys,

I am looking at 3BHK flats & I have to decide between three options.. please help me out with your inputs.

1. Ekta Medows/World - Borivali (East) - Near Thakur Village.
  • 955 sq/feet Built Up Area
  • Cost 1,38,00,000/- Including all -- stamp duty registration, parking etc..
  • Ready Possession
2. Coonwood Astoria, Goregaon (East),
  • 1250 sq/feet - Built up Area
  • Cost 1,50,00,000/- Including all ...
  • Possession after 2 years
3. Rivali Park - Borivali (East), Near Thakur Complex
  • 1086 sq/feet, Built Up Area
  • Cost 1,58,00,000/- Including all ..
  • Possession after 3 years

p.s. I want to purchase this property for my personal use but i am not in hurry. So, I am looking at good value for money and good property. I am open to other suggestion also but than I will not be able to close from first two option

I would suggest ekta meadows. Go for ready posession. You will save 2.5% service tax and may get a handsome 5-6% rental income over 2 years. Add to it that you will not have any uncertainty.
955 sounds strange. Are you sure 955 for 3BHK?

Always go for a ready possession flat if you are a real buyer and buying for personal use. No uncertainity, delay in projects, advance money payments. You will get what you can actually see. These ready possession homes also get you good amount of return over a period of time.

Yes .. 955 Built up Area. Super Built up is 1350/-

I think he means 955 is carpet area. Unless I've got it wrong, and carpet area is even lower, which would be a shame considering the price.

Carpet Area is 900 sf

which is 33% less on Super Builtup area.

in Rivali on 1575 super builtup area they are giving me 955 Carpet Area. Which is 39% less.

while in Connwood they are charging on built up area only & I will get carpet are of around 900 sf

955 is less but then u r getting ready possession. taking into ur case as u mentioned u r not in hurry so i consider it that u can leave the ready possession as the area is less.

As far as rivali park is considered believe me u will not get the flat in 3 years, again how much u r ready to wait that u havent mentioned so if waiting more than 3 years is ok with u then its a different game altogether.

Y dont u try Octacrest in lokhandwala Kandivali?? Out of 8 Buildings they have kept 2 buildings on hold whose bookings will start in a months time. They have both 2 & 3 BHK. A 3 BHK there will also cost u around 1.5 including everything but the area u get is 1750 Super buildup and around 1280 Carpet. Just a Suggestion.

The two locations are different and so is the price. Also Octacrest will take while to get ready while EKta Meadows is ready posession so you can see what you will get. I personally would prefer Ekta Meadows location but if the floor map is not good enough than Lokhandwala Octa Crest is a good alternative.
Kalpataru Gardens is another alternative.

I don't like Kandivali Lokhandwala Complex - its connectivity with High Way. I heard people complaining abt traffic.
