I booked over a year back at the absolute launch of the project and have it in the tower adjoining the to be swimming pool, Silver Bell I thk... at the time it was just a barren land... hence I was well aware of how long it was expected to take...
Although when I read about projects like Acme Ozone and the Lodha projects(which were my alternatives) being way behind in progress, I guess it makes me feel a little less anger on the slow pace...

Hi...first thing first...dont panic. Most builders show the land and take about 15-20% (even the top developers) so this builder is no different. Secondly the question of bank disbursing does not arise since all banks will start their payout once you have finished paying off your part of the deal...so for eg your eligibility is 85% of the house amount, then you will need to pay up 15% and show the bank the receipts. If the work has not commenced yet, then the builder may not have received CC and this could take time depending on when he has applied etc.

The best way to approach this is speak to the bankers that the builder is recommending and check if they have a tie-up, in case they do then it should not be a problem except the fact that the project may be delayed by a couple of months (unless the CC factor has been factored in the project completion date conveyed to you)

It is not recommended to buy any project of this builder as in every project he has delayed pocession and harrassed any investor/buyer who has made down payment as once substantial payment is made builder no longer needs you. For Lake city Mall construction has been going on since last 6 years and all buyers are yet to hear about pocession - he is also harrasseing all buyers and mall has now been converted to office without investor's buy in. Only if you have political connections you should buy any property from this builder as else otherwise you will not get pocession - he is not afraid of the law.

Hey Shubhushu,
Just made my second last payment for the flat and my last one will now be on possession which looks quite likely by December as promised! Of course the electricity, water, clubhouse, society charges etc are still pending but they are just in a few thousands. Podium work has begun but the builder is confident of it being ready before December also. Wondering if you are still active on this forum and if there are any other buyers of the project here.

Hi

Can I know the current status of the project & how the bulider was so far from April 2009. I am planning to buy flats in Highland crest which is coming next to highland garden. pls guide me how is the quality of the construction & how are the delivery commitments.

The builder is saying the new project will just like hiranandani with respect to quality standards.
