Hi Bhushan,

There are two ways of calulating loading:
(Many people in this forum use the second method)

Builder Method:
Quote:"Loading - percentage of area in saleable area that is not carpet area."
[(100-(1086/1499*100)] = 28%


Proper method:
As per your earlier definition: Quote:"Loading - percentage of area added to carpet area to reach saleable area."
[((1499-1086)/1086)*100] = 38%

Not that I am saying that IB or any other builder is any better but I just wanted to make sure that people do not misinterprret your 28%

I was wondering or hoping to know more technical specifications just like "Loading" concept to be taken into consideration while purchasing a new appt. Would appreciate if the boarders can help list them down in the point form. Thnx.

I will say:
The important parameters to compare the projects are:
  • Total Flat Cost
  • Carpet Area
  • Floor Map
  • Master Layout
  • Amenities
  • Location
  • Clearances
  • Builder & Quality
  • Possession Date

in no particular order

Some people say that there are three important parameters:
Location, Location and Location.

But in this really murky business, you have to take into account other parameters.

Hope u have a smooth boarding experience on this RE virar fast local.

  1. Cost Per Sq. Ft.
  2. Builder Reputation
  3. Location of project
  4. Clearance Certificates
  5. Loading Percentage
  6. Carpet Area
  7. Amentities Available
  8. Charges for Amenties
  9. Total Flat Cost
  10. Floor Plan
  11. Master Plan
  12. Possession Date

chickko cost per sqft is deceptive. "Total flat cost + carpet area + amenities" is a better measure.
If you make cost per sqft as highest priority then keep loading also at 1st priority along with it.

The whole argument was builder loading irrespective of amenities. Best example is Mantri park in goregaon east, it sells at 6800 psf with 45% loading.

has anyone booked flats in Palace Garden if so

can you guys answer some of my queries

how is the quality of construction
are all the walls RCC
are the fixtures top grade
is the project on schedule and be completed on schedule

Default Contrasting Experiences

Hirco Palace Gardens, Panvel:
Soft launched Area of 2.5BHK flat as shown to me while booking a flat in Feb'09 =1608sqft.
Area of the above flat finalized with an allotment letter in Feb'10 = 1499sqft.
The internal layout of the flat remains the same leading to a considerable decrease in loading percentage and increase in carpet area.

IB Greens, Panvel:
Soft launched Area of 3BHK flat as shown to me while booking a flat in Oct'09 =1407sqft.
Since Oct'09 the area has been revised not once not twice but three times till date and the latest area floated on their website i.e. in July'10 = 1673sqft.
The internal layout of the flat has also been revised but the estimated gain in Carpet area is only about 100sqft against the 266sqft increase in the Super Builtup area leading to a considerable increase in loading percentage. I am not even sure whether the latest revision in 3BHK area as shown on the IB website is the final one since there has been neither an allotment letter nor agreement.
