He directly booked from builder....when I visited last the rate quoted was 4000/sqft...

I am also booking flat in Hyde Park,they quoted me the same rate as above. Has anybody done negotiation on this rate? What should I offer?

I too have almost finalised booking a 3 BHK in either B1 or B2 wing. From the plan it definitely looks like a cluster of buildings. Is it okay to book the flat facing the road side or the garden facing? How is the ventillation.

I am almost finalised to buy 1-bhk in hyde park for investment purpose.how much will be appreciation for it after 4-5 years.

Yes from the plan it looks like the cluster of building - 12 towers in total . But the complex area is also big . I have been told that the project is on the 7 acre land but not seen the site personally. 12 towers on 7 acre land is not bad. Plus the garden is of 50k sq ft which is good sized.

This is project does not have a premium for the garden facing flat . i think garden facing is better.

Their 3 bhk flat in C wing gives both option : garden as well as road facing. and have cross ventilation which is good. This is also as per their sales representative and i havent got any flat layout information from builder yet.

Very diffcult question to answer Sarikag, but i would say 50% at the most. They started the booking at around 2800 (correct me if wrong ) and now it is 4000.

Does anybody knows what are the developments taking place within sector 29/30 . This is the area between central park and sector 35.

Did you manage to negotiate much on this then?

When i pre-booked i was able to negotiate by 100 rupees only.

Are they 1BHK's in Hyde Park sec 35 project? When i visited them they mentioned only 2 & 3 BHKs? Please confirm

ya,1 Bhk are there,the cost for 1bhk will go around 28 including everything.rate is 3800Rs/sqft(negoitable).

Sarikag congrats for finalising deal finally.

have they reduced the rate ? I think they were quoting 3900 one back back and 4000 - week ago.
