I love this Line: "Assuring you best services always"... Just lately, I made some payments to IB and waiting for their confirmation on the receipt of the payment. Even after regular emails, they were lazy enough to reply, so I had to escalate to their "ceo" email address...(marked in cc) And, there it goes, I started getting calls, immediate replies.. amd each of their mails, let it be escalation, asking payments, a query which cannot be answered or no answer to a query.., they always stood by "Assuring you best services always"... :-) |

Based on advice from another thread , I decided to understand a bit more of Panvel Greens for purpose of 2BHK purchase. I actually spent 3 hrs last night reading through every since entry right from Nov 2009. I feel this thread should be mandatory reading for anyone looking to purchase a flat in Mumbai (or even India). The way it captures the hopes, dreams, challenges and frustrations of everyday folks is very enlightening. Equally insightful were the advice from members like Wadia, Eia, Jia, and Bhushan I am going next week to take a look at the construction site and I would appreciate some clarity from the forum on the below questions. a. For those among you who may have periodically visited the site over last year, have you noticed a material change over time? i.e. a fair amount of construction work done..I dont want to be overly influenced by a snapshot view. b. What expectations do the Sector 1 occupants and Sector 2 occupants have today around occupation date? An ad on a website for the property says Dec 2012. Not sure if its 1/2 or 3 (assuming they ahve started it). I am sure the sales people there will give me some nice close date so want to a 2nd opinion As many of you said, I like the fact that its a reputed builder and the rates are still reasonable on a comparative basis but want to balance that with the caution raised by jia (I think) about overshooting of handover deadlines being a really bad thing. On a final note apart from IndiaBulls, Kalpataru and Hiranandani, can you recommend any other reputed builders in the Panvel area? Thanks in advance SSS |

The basic problem with Indiabulls Greens is the lack of information - as on today none of us have any clarity on the timelines, layout changes, etc. I was probably one of the first one to buy a flat in Indiabulls - excatly a year ago. I was hoping that dealing with an established company would be good - however, at least I have never been satisfied with the responses from Indiabulls- to the extent that I have stopped even corresponding with them. we cannot blame the sales people since they themselves are only mouthpieces and are merely ranting away what is being told to them. I experienced the same thing wwhen I interacted with them two months back for the commercial property - they did the sme thing - on the pretext of soft laucnh they showed some layouts. I presume it got a good response and then they went ahead and completely changed the comemrical property plans. All I can say is that you would have to take call based on macro factors - how much YOU believe in the Panvel potential, etc. and how much long you cna wait. This project would progress exactly as any other real estate project progresses - there are bound to be time overruns. In terms of progress, except for some excavations, nothing much has happened. On september 5, 2009, I was told that construction would start by October 2009. the towers have been changed from 15 floors to 32 floors. the layout have undergone changes ( from September 2009) and as on today I am completely unaware of how much extra I have to pay. |

Thank you for your perspective Cust_India. Actually if recollect you were the one who started this thread one year back. So my heartiest kudos for creating something so helpful for us all.
As you and Jadhav-saheb say, its a risk reward assessment and the fact that a Panvel Greens 2BHK purchase would now come to around 48 lacs (all inclusive) does make this a much harder discussion to have. I guess if Panvel is my end point then even looking outside Indiabulls, Kalpatru and Hirnandani would be a waste of time, given the even higher potential for trauma with the less reputed builders. If Panvel is your endpoint, then yes currently you have only three options.
Kalpatru and Hiranandani are grossly overpriced. IB and Hirco have the same risk factor. So you may prefer IB over Hirco. IB/Kalaptru decision will depend on whether you want peace of mind (Kalpatru) or you want higher return (IB). I will hesitate with Kalpatru as it lacks the exclusivity. Apart from the builder name/quality it is just another project in old panvel. IB and Hirco does have some township exclusivity which is important if you want differntiation and value for money. |

How is Space India builder? They have many projects in Panvel area including Puspanarayan complex in which some of forum members have bought flats.
I got quote of Rs2250 (which is far less than from other reputed builders) for Sai Enclave community which has swimming pool and club house as well. It's about 3KM from railway station. I could not find any completed projects info for this builder on their website. Quote:

SSS[/QUOTE] I just wanted to add that Hirco is on leasehold for 99 years (which the builder never reveals to a prospective customer). But it is a class project like any other Hiranandani projects. Kalpataru is not a township. IB has the lowest rates among three, but has 33% reduction while others are around 30%. Buying IB may be a wise idea for long run as it is large township, good group and much near to Panvel than HIRCO. (Without even considering Airport, sea link and local train extension to pen, where Somatane staion, adjacent to IB is located). They will test your patience for sure....but as you see we all in this boat.... So u decide....... |
