Default Investment Decision - 50L

Hi,

I am looking out an investment of around 50 L for approx 4 years. Please suggest which area should i choose?

Another question- Should i diverge my investment into two different places to reduce the risk. E.g. 25L in Mumbai Suburbs and 25L in Greater Noida ?

50L wont even get you a tiny 1BHK in mumbai suburbs. Though you can get options in probably dahisar and beyond. or may be try in Thane.

But i'm looking for an investment and can hold for 4-5 years. So, i was wondering beyond thane area. Like: Goregaon/Malad/Kandivali/Dahisar/Mira Road/NaviMumbai areas. Wasn't it a good idea?

The idea is great, but its not realistic. 50L in the areas you mentioned will not even get you a 1BHK, so forget about 25L fetching you anything in mumbai suburbs. Put the money in fixed deposit would be my advice.

55L to invest and you are doing that at these prices. I am not sure I would touch real estate even because the return is just not there.

I own quite a lot of real estate but even at these prices I just walk away.

I am not sure what you're age is what your investment horizon is but a good mix of FD, equities will outperform real estate any day and give you the option to pick something real nice when this crazy bubble bursts (although the skeptic in me says it never will).

Cash is king so if you have it save some more and when the tide turns ( I hope for my sake it does not ) grab something and FOR God's sake do some research.

Every Tom Dick and Harry wants to make money in RE but doing research and spending your personal time visiting suburbs and builders is the only way of doing it NOT by asking random strangers on a internet forum. OR Else you will like the hundreds of "investors" that are stuck when their builders either don't have a OC or their plans are just not moving forward.

@25L in Noida might get you a crappy 1BR but what would your yield be ?

Jigneshbhai, have been following a few projects in the western suburbs for the last year and the prices are moving in only one direction, up, more than 10 to 15% in some cases.

The so called correction even if it happens might/will be marginal, the mind truly boggles!
