Yeah...I visited the site couple of weeks ago...the rate quoted was 3800/sqft but was ready to come down to 3500/sqft for jewel...
The main concern is the loading...its much more than the 30%...so even after negotiating hard, we end up paying more considering the total carpet area we get...

I am sure the development charges, parking, floor rise will be extra to 3.5k sqft. The loading is 33% which every builder has more or less same. If you conisder Per Capita to Total area of Building I am sure it would be far more as compared to complexes with 10-12 buildings.

I had a visit to their previous construction which is replica to Sai Pearls and found spacious enough.

What could be the property appreciation at Kharghar for a 1 BHK from todays levels in the next 3-5-10 years..

Say a 625sq ft flat currently valued around 25lac - 4000psf with a rental income of 5000 per month.

Your thoughts

Buying a property has now become out of reach of a common man. The prices have gone up beyond imagination because of speculation trading in properties & people looking for investment purpose. The Government should bring tight controls by not allowing people to buy properties for sole investment purpose. Property should be bought only for self use. This would keep a tab on such abnormal price rise.

go with mahavir builders, it's almost ready to move-in and they have a pretty good layout. I think they are sold you might want to check with them

hi has any one invested in galaxy nebula..i want to know the status of the project and current rate being quoted..i am even thinking of buying a commercial property in kharghar so pl suggest something worthwhile...
