In Mumbai/Navi-Mumbai, I hardly see big garden & common amenities. Loading above 20% does not make sense if there is no garden/common amenity like club house/community-centre. Just tell that to builder in that case.

One may try old or resale flats which has less loading.

Property at THE SPRINGS at Kharghar Kalamboli node

Hi friends

Can any one suggest me or guide me about the property located at the kharghar kalamboli node called THE SPRINGS. I am actually interested in the property for buying a flat there. Can any one advice me how safe and viable is it to invest in the property mentioned above. Also please let me know about the best schools nearby available.

How is Ravechi group's La Vista?

Hi all,
Newly joined this forum.
I am interested in Ravechi Group's La Vista at Sec-10 Kharghar.
How is the reputation of this group?
Is it OK to proceed in case I finalise a deal with them?

if u r ok with a 2 BHK which is not rightly sized, then go fot it.. I beleive he is making 2 BHK's of 1375 sq ft. which i feel is of no use. until and unless u like a very lavish lifestyle. rather go for a 3 BHK i would say. why not check out Arhinat Sharan or Rosewood by Tharwani.. They are much better than Ravechi.

If the builder says loading is 30%, then use the following formula to confirm:

(Actual carpet area )* 1.30 = Saleable Area

Actual Carpet area you can calculate from floor plan.

Saleable area is what builder tells you.

for e.g

If, builder gives you a saleable area of 1000 Sq. ft then
Actual Carpet area = 1000/1.3 = 769 sq ft approx

Now confirm by actually measuring it from the floor plan. I can bet, it will be less.
When Builders say 30 % , they actually remove 30% from 1000sq ft.
i.e actual carpet area they give is 700 sq ft. So guys, we lose almost 69 sq ft which is a considerable area at least in a congested city like mumbai. Lets open our eyes and stop this cheating.
