Default Mantri Park, Goregaon-E need advice

I have been negotiating with a particular seller in Mantri Park-Goregaon, for a 1BHK apartment (~740sqft), while initially the owner was quoting 70lacs (6months back), he is now ready to sell it at 58lacs (post some negotiation).

Is it a good deal? Noticed a lot of flats in Mantri Park are still available for sale.

My thought is that this seems to be a fair deal. I have been living here for 2 years and they finally seem to have BMC water supply, which was one of the issues. Construction quality is average at best. However, the new clubhouse is a plus. Also, not sure if there are lots of flats for sale and the builders strategy with regards to this. Anytime I have referred someone, they were only shown 1 or 2 resale flats, possibly because ready to move Mantri Park flat is used as a lure customers for Mantri Serene, which has a lot more flats available and targets the higher end customers and thereby providing more margins to the builder.

What is the price of a 2 BHK at Mantri Park - ready possession as well as under constuction?

Please check about the Mantri Park land ...They had forest land issues 2-3 years ago

good deal, considering that the area has good rental yield too

not worth. way too much inside on the hills. difficult without a car

Dont go for this project. Have seen it almost 3 years back. Till now it is not sold out primarily because of the location which is interior and is surrounded by the mhada houses which is quite an eyesore. Not at all worth the price unless you really want four walls in a good location.

Neighbour visited Serene...the builder is quoting Rs 9900 per sq ft. Some flats being converted to duplex etc are more expensive. Apparently he has opened up a few new flats on mantri park and is quoting the same price... These were obviously not shown to us as vacant earlier.. Must have been waiting for the price to rise so he can sell at a higher rate for the same flat :-). This was one of the few sub- 1c flats in all of mumbai and mumbai suburbs in spite of all its flaws and now it just crossed the 1 C threshold for a new flat (2bhk)
