Default Mhada resale - pros and cons?

Hello,

I am loooking at affordable flat in mumbai and because of the funds limitation it all comes down to mhada. Can someone please point out if Mhada flats are sensible buy.

I have heard that Mhada consider buying of their flats from original allottee as illegal. Is that true?

* The ownership of the flat is on Power of Attorney and sale deed. is it not good enough?
* Does one need the original allottee after the five years of the completion of allotment?
* Can the flat be transfered on the basis of the power of attorney in mumbai.

Any other precaution one needs to take.

Default mhada resale

if u r going to live in that flat of mhada there should be no problem with POA but renting it out and stuff, u r calling for trouble . i am resident of one of the MHADA buildings in andheri

My friend bought Mhada a flat on Link road Oshiwara. Flat was on the name of XYZ (son) and Son ABC gave power of attorney to his father XYZ. My friend bought the flat and XYZ registered the flat on my friend name at registrar office in Bandra west. With registration agreement power of attorney was attached, copy of allotment letter of Mhada was attached; No due certificate from Society and no objection from society were also attached. After the registration one need to go for Mhada transfer letter you have to pay DD of 35000 Transfer fees to Mhada and transfer can take 4-5 months but if you go through agent they ask bribe of 15000 to 20000 and Mhada will transfer the Flat on your name.

Any other precaution one needs to take.

-----------------Ask for the original letters from Mhada, No due certificate and no objection from Society. General power of attorney on your name signed by original owner.
