Default Orchard Residency

Hello All

The Orchard Residency project at Ghatkoper behind the R-city mall is asking for 8250 psf. Do you think that the rate is worth for it. Also, they charge 6L parking charges. The project opposite which is Kalpataru is charging 7500 psf.
Also, Orchard residency is open to bargain. What should be the correct rate for this area?

Default Answer to your Ghatkopar question

That is a lot. For that price or less you can get under construction property in the chandivali area. Also if you have cash to throw at them, they will negotiate the rate to whatever you will want them to. Remember the builders are on cash crunch and we buyers should take advantage of their situation just like they have been taking advantage of ours. Good luck to you and bargain very hard.

Hello All,

I have been following up on this property since some time now. But very recently, I have to give up.
This builder was quoting, Rs 8250 in the month of November, then increased to Rs 8500 in Decmber, then Rs 8700 in first 2 weeks of Jan and now it is quoting on Rs 9000.
Are the prices really increasing at this rate?
These types of builders are purposely playing in the market and playing with the emotions of the buyers. The market has just started to pickup.
And moreover, everytime you visit the builder, the builder will show you registration done by some XYZ on Rs 8500- Rs 8700 price. Infact not only buying one flat but 2 flats adjacent to each other at this rate.
I would not blame the builders completely but also such buyers.
I really hope that the Government starts to fix the prices of such areas so that the builders dont increase the rate at such rate.
