Hi all..

would u know which building numbers were cancelled as they were falling in mumbai zone..also, last I checked they had some flats in a couple of buildings but they were delaying registry for them..(saying aug/ sep) .I guess some bldg 34...anybody has any idea why...

Default orchid ozone delay

problem is there is no clarity on behalf of the builder or his staff.every month its the same old story." next month".also this is probably the only huge residential complex being sold in mumbai without a sample flat being ready.buyers are just getting impressed (me too included) by the low rate and the high rate being quoted by lodha aqua just opposite.also all the buyers were made a fool.the project was being advertised even on D B website as Orchid ozone Dahisar.whereas it falls under mira road.D B like lodha has been promising clients that the toll naka would shift in the very near future and this project would fall under mumbai limits.dont know whether this would materialise or not.any thoughts by anyone on this most welcome to share.

I do agree with Ravi. We have to keep watch on situation. The buider has a name but request all to go thrgh the agreement paper which is totally one sided. He has not talked about the delivery date at any point in writing. I have not visited since two months and not sure about the progress. If some body has visited . Please update.

I heard that they have reduced the price from Rs.4750 psf to 4510 psf... And they are going to launch a new project Orchid Acre in Mira Road

Till 2 months back they said there are hardly 7 to 10 flats remaining ?
What happened now ?

The cancelled buildings are 30 (or 31) to 35. Do not have exact idea why they have cancelled but I think may be its because these buildings were falling in Mumbai district and the rest of the project in Thane. Going by this calculation, there would have been problems in relation to calculation of property tax, water tax, etc. as there is a difference in the water tax in Thane and Mumbai. The real reason only DB Board of Directors know Not only registry, when I showed interest in booking a flat in these buildings, they said that they are not accepting booking and have kept it on hold.......

Secondly, if anybody has attended their presentation (I did).....they have made it very clear that the toll naka is not going anywhere..it will be AS IS WHERE IS. And why do we need builders advice on this.....State government is spending 80 crores to renovate the toll naka gate by which it is amply clear that toll naka will be at the same place where it is presently.

Thirdly, I got an NOC (very promptly) from them, my loan has been sanctioned .....only the point is DB is not asking money...(i think they have earned lots of money through their IPO.......

Thanks for the info Pankaj....do u have any links to share about toll naka getting renovated..There is this article that talks about a flyover just after toll naka..but nothing about the naka itself getting shifted...

well was surpised to read a post from one of the members that rate reduced from 4750 to 4510 .dont know of this .can anayone confirm this.well i also attended their presentation they did mention this about toll naka shifting.maybe pankaj was not informed.the big positive for this project would definately be the toll naka shifting (though i doubt it why would the govt do that and loose revenue).anyway lets hope they finally get moving .after all though we may be happy at appreciation in value we have to remember that our investments 20 pct made are also at a cost.and when the project finally gets completed maybe in 2012 the way they are going.our cost of acquisition would also be up.please remember 50-60 pct of the bookings are investors and when the project gets finished lot of them would be wanting to liquidate thereby putting pressure on the rates.not being negative but realistic.

Trehan / Manav, thanks for this link. I do not have any link which talks about toll naka getting renovated. It is a hearsay information, i.e. have heard people talking about it.
