Question Orchid Ozone : Dahisar : Pls help

Guyz,

I am about to book a 2BHK at orchid ozone. Rate psf is 4248 and 18rs floor rise. Initially I was told only flats above 15 floor are avl and rest are sold out. But then got a flat on 12th floor thru a broker.

A 2bhk all inclusive of area 878 is costing 47 lacs inclusive of stamp duty - reg, parking, club membership etc. The location is a clumsy spot right now but can be better in 3 years. Posession is far late in dec 2012 ( assuming jun 2013).

One bad thing is dahirsar toll naka. Having second thoughts sometimes. But since I work in mindspace i need a house on western subarbs, even kandiwali-boriwali is costing around 80 lacs now.

Any suggestions? Anybdy has bookd a flat ther?

I had stayed at Borivali (E), Daulat nagar. Passed few times through Dahisar, toll naka. Area is really pathetic for residence.

BTW, why are you purchasing around toll-naka (It seems you also dislike)?
You can rent in borivali/kadivali at almost half of EMI you'll pay for Orchid Ozone.

The area is pathetic for residence..agree..I am just thinking after 3years.
There are quite a few reputed builders coming in the same area.. looks like next kandivali in making..
the project is on highway..well connected to the city..and plus we heard the tollnaka is shifting little ahead ( donno if its true tho )

Frankly, am just looking to start somewhere..dont want to spend 50-60 lacs on a 1BHK with black componenet in malad-kandivali area..

but still not sure

You may be deciding based on RE bull period of 2004-2008 when there was lot of construction & prices increased 2/3 times.
To assume that toll-naka will be next kandivali-east in 3/4 years is far a fetched thought.
Frankly speaking it is not worth 4200 psf due to noise and commotion plus away from station.
After spending 47L I would want peace of mind in my house.

If you work in Mindspace, malad then why not rent at kandivali/borivali?
What advantage you see buying in this project right now?
I see neither price or nor area attractive.

For long-term investment point you can certainly look at Panvel.

I think its a good buy. The area will pick up in sometime. There is a lot of pressure on TMC authorities to improve the living conditions there .. Cops have already started cracking down on illegal Bars and the roads are being widened.

Specifically if u look at the project layout.. In front of the residential complex there is a mall area which has been already booked by Shoppers stop and Big Bazaar. The date of possession for the malls are also the same. The mall authorities will not allow trucks to be parked in front of the complex.

You can expect good returns in the long term (say abt 3-5 yrs)

Hi Bhakti,

I have booked a flat there....and just like you even I feel the area will be a developed one in the next 3 years to come....once these projects from Lodha and DB Realty are completed the area will improve definitely. I guess yours was a pretty old post. Did you finally book one there??

dear rodecode please advise where you got his info about big bazaar and shoppers stop booking space in db realty.i never heard it from any other source.is it mere speculation or told by the builder

Hi Ravi,

I have read your posts through various threads we have here on orchid ozone and have never seen one which sounds even wee bit positive. I would like to know why are you so negative about this entire project. Have you booked a flat in orchid? Please share your experience leading to such a negative approach towards this builder. Thanks

yes i have booked.i would not be checking this board unless i am interested in it.its been a year since i paid 20 pct and since that all i am seing is postponement of the project.i want the project to move fast so that .dont want to discourage or depress existing or potential buyers

I understand your frustration....once the plinth is done hopefully the work will accelerate. Btw have you taken any loan? If yes then from which bank?
