Anyidea on what is the going rate now (approximately) at lake homes powai in Mumbai (Bombay)....?

Depends on which building. I think the completed ones, especially Lake Lucerne are demanding quite a premium, Rs 10,000+?

The ones that are under construction are about 20% off that, so about Rs 8000 to 9000.

Powai's average rate is around Rs 6000.

Hiranandani of course is in a different league, I've heard of some mind numbing Rs 20,000 rates as well in that complex.

Positives: Good construction, chandivali lake view, cosmo crowd and a decent complex overall. Good rental yield as well.

Negatives: Horrid access route, can get congested beyond belief during peak hours. Is getting some attention from local traffic police though, but not as much as the local residents would like.

i believe they are quoting around 8000 psf.

Hiranandani is costing too much just because of the name.

I did not like their amenities in the bathroom etc .

Just normal hindware whereas a local builder in our area provides jaquar

I was quoted Rs 8000+floor rise for their Phase IV development in lake homes.

Nahar Amrit Shakti is arnd 6-7 K range for under construction bldgs. But it is actually Chandivali I think, or maybe you can say in between Powai and Chandivali.

Default Olivia/ Oak- Nahar Amrit Shakti

Hi has anyone booked in soft launch in Olivia/Oak- Nahar Amrit Shakti. I had booked a flat in Olivia by issuing a cheque of Rs.2,00,000 in August 2009. Builder told that the project will be formally launched soon and the rest of the payment has to be made after that. Now the builder has returned my cheque (by courier) and told over that the project has been cancelled as Civil Aviation Authority did not give clearance. Does anyone have any idea what actually is going on there?

quite impossible. i checked a 1 BHK in chandvli few months back and it was quoting 50L (arnd 550 sq ft)

I think some broker from powai did some advertising on a real old thread and this got kicked up. The moderators of Iref deleted that and the user.. so the 6000 rate is of 2009
Even I got confused Manoos.. all the postings are really old so please ignore yaar..
