Any suggestion on the which flat to choose, what is the availability like, scope for getting it at your price? Also what is the payment schedule? Your inputs would help.

Hi buyerserious,

Not sure about the current availability, but it seems that 5 wings are sold out. I got one booked, in time, in wing E. I am not sure if there are units available below 7500, but you can try calling/visiting their sales team at the site. They seem to be quite professional, and to the point. You might just be lucky if there are units available at lower price. But you might want to ask yourself why units are sold at lower price (top floor maybe?).

There were 2 payment options-
1- 30% downpayment in months' time from booking and rest 70% in 7 installments until Oct/Nov 2011.
2- 100% downpayment; this option gives you a discounted rate from the builder and they have a tie up with HDFC on this scheme.

Each option has its own merits and you may want to evaluate both before taking a final call.

I believe all units are vastu compliant and have a well planned layout. The one I got is having entrance facing east and on 16th floor.

Thanks Nitin for the useful information.

Am based outside India, had called up the builder's office, yes ther are very professional in their response, mentioned only 2 flats available (2.5bhk) 7500 + flr rise.

Do you have any idea as to when would their next phase be launched any grapevine on the probable rates. Am planning to come down to India in Apr and want to book a flat there.

I dont know about their plans for next wing launch; their sales team would certainly tell you. Last when I spoke to them the indication was 7500 onwards; but this is something no one can confirm!

I am also based out of India; interestingly I didnt visit their site/flat but had some one from my family visit the site and send me some snaps.

Where are you located?

I think i just missed the opportunity, a month back it was 7300, now they are offering only 2 flats, E wing, 13th flr & 20th flr.

I had been there couple of weeks back and i was being quoted 7300 and for a 2bhk the amount came somewhere around 94 lacs.

No one who has invested would say no to your question
But I believe that there are few factors in this particular project-

1) Raheja's name- This is a reputed name, you can trust 5 decades of professional conduct, reputation and values.

2) They are not overpriced- one reason this project takes a beating in the price as compared to Hiranandanis or Ekta group project is that this is a bit interior. (though i have not visited this place for last 3-4 years, my family members who went to visit the site told that this is a bit interior). Well, it makes sense- if they were on the main road like Hiranandanis; they would not have been offering 7500 odd rates! You cant get best of both worlds

3) Though this might be slightly interior; most of the people residing here are upper middle class, typically working couples or MNCs employed, have their own conveyance so transportation might not be that big issue (this is my educated guess!!)

4) This seems to be a pure family residential area, relatively quiet, still close to required amenities like Bombay scottish school, hiranandanis, markets etc..
