Default vista v/s synchronicity

any suggestions on synchronicity v/s raheja vista? Almost same rate where as possession in synchronicity will be much sooner.

Primary reason is investment (resale or rental) and horizon is 5-7 years.

I dont know about synchronicity; but as far as I know Rahejas do command a good rental vlaue. It can be anywhere between 3-6% depending on flat being furnished/unfurnished. For resale you shouldnt take any one's prediction for such a long term. But looking at trend it seems a healthy 12-15% appeciation. Again, you cant say what it will be in 5-7 years.

Does anyone has any latest updates on this property or has anyone visited the site recently. The last i heard from the Site Sales Incharge there was that they have started new bookings for some 2BHKs.

Hello Guys,
Couple of weeks back, went to check the property in chandivali.

Raheja Vista
The sample flat is attractive and construction is of good quality
Its similar to Maple leaf in construction,layout and all internal features.
There are some 2 BHK flats available for sale below 10 floor in D and G wing.Current rate is 8000 psf + Rs 50 floor rise.
The booking of flats above 10th floor will open with rate Rs 8500 or 8600 as told by builder during september end.Possesion will be Dec 2012.

What i observed is that builder has used all possible space to build the towers. Surrounding Vista are huge maple leaf towers and old towers build by raheja so very little chances of fresh air and sun rays.
Also on one side tunga village is there,that land also belongs to Raheja
and very soon,once village is removed under SRA,the builder will build huge towers on that land and will be part of Raheja vihar.The society is too much congested with no space around buildings.
I wanted to book a flat but i am concerned whether in the future dampness doesn't occur in flats.

Also checked Nahar amrit shakti,the sample flat not so attractive and construction average quality.The rate is 9000 psf and negotiable.
Layout is good with lot of external amenities and space.

Nahar has increased from (5500 for jamica) to 9000 now..almost double in 2 years.. while Raheja just went from 7000 to 8000...

By any chance did you enquire about the rate in jhopdi of Tunga village(maybe that would be affordable)..
