Default raheja vistas

hi there ...anyone has enquired about raheja vistas project in chandivli ....i called the builder yesterday and he said the first 5 buildingout of 11 is already sold out and they are going to launch the second lot end of april ..he said the price will be around 7500/- psf .

i checked on the google and brokers are quoting around 7000/- psf ..am a bit confused and need help on the good price for this project and also in terms of investment is it a good location to invest into.

Hey P Tauro

At 7000/- they would be offering it at a discount to most other porperties in the vicinity. I think Nahar too is now in excess of 8000/-. The layout of the 2 BHK which I would be interested too looks good. If you get an opportunity to visit or get anything concrete please fill me in too.

7500 is a lot of money for me, but for you guys who can afforrd it, it seems you have found a nice deal.
With lake homes and nahar charging 9000 & 8500, 7500 from raheja seems great.
Apart from the SRA part, chandivali has great potential due to the number of companies closeby and an the upcoming metro.
As regards brokers, I will say avoid brokers. Whatever they quote now, they will make sure that you pay 7500 overall. Get it durectly from the builder. NOC, car parking, ... brokers cause too many problems.

Which building (K?) are you referring to? And what is the claimed completion date?

Rs 7500 is a lot of money regardless, because I'd assume for a 2BHK the total cost would be roughly 1.2CR?!

the project name is raheja vistas ..at chandivili near saki naka ....the sames manager at raheja mentioned they gonna come up with saleable area of 1000 for 2 bhk ( total cost including stamp duty and car parking should be udner 1 cr. ) and 1350 for 2 and a half bhk. looks very good pricing completion date probably would be around 2012 ...quality of the project seems good...its an high end premium apartment.

prima facie looks good investment for long term with the area andthe metro rail which would be around 1 km from raheja vistas.

psl add on any more news if you of you guys have,

sure i will ...am not too sure if nahar project is already ready or not ...as this would probably be ready by 2012.

i would presume that raheja are underpricing th market so that bookings can go fast asnd thick. any more new from your let me know

1km from the metro?! Come on dude, let's not get carried away here.

The proposed metro station at Saki Naka is probably 3kms away. You can say that its not too far away, but it is certainly not walking distance.

Bud Nahar has some 2 and 3BHK ready possession available. Spoke to them 2 weeks back. You can read their ad in TOI. They too are desperate to sell cuz no one wants to buy at the rates they are selling (I don't remember on top off my head, but it was bloody expensive.)

I recently booked a 2.5 bhk in Vistas at the rate of 7300/sq ft; undergoing the registration/stamp duty formalities.

Recently the rates have been increased to 7500/sq ft. The project looks very good from an investment as well as end usage perspective.
