REGENCY TOWERS
Survey No. 239, 240 (P), Next to Saraswati Vidyalaya, Behind Mucchala Polytechnic College,
Kavesar, Off Ghodbunder Road, Thane (West) - 400 601.

Hi everyone,

any one got an idea of regency towers ? there are quite a few advertisments on the web. Would appreciate if anyone living nearby can give an update of the construction quality etc.

Default Regency Towers

Hi there,

My father asked builder for the price and he quoted 62L for 2bhk and 75l for 3bhk. Father told me that the towers are almost complete so there is no risk of delay. Also builder is reputed. Does anyone know if the price is right for these apartments?

If you are looking from investment perspective check how much rent it fetches.
One should expect at least 6% ROI else bank FD and equity are good option.

I guess rates are 5400 psf (62L for 2bhk, assuming 1000 sf flat). This rate is too high for Ghodbunder road.

Rate should be 3400 psf if it is Thane-suburb & semi-developed with shopping-areas around else should be below 3000 psf.

Rates of upcoming projects at much better places like Pokhran 1 by reputed builders like Ackruti and Dosti are much lesser. You can get a 2BHK at Dosti (all inclusive with Stamp Duty & Registration) at around 55...Ackruti is even lesser...!!

Good thing is you can have possession immediately and you can start minting money thorugh rentals or live yourself.

I think the prices are not right for both of this projects. Thane area should have price tag of 4000psf on GB road or Pokhran road.

if the flats are near ready .. and still available for sale.. that means they are priced high.. else they would have been sold during the 2-3 years of construction stage..

Definitely on the higher side...they told me the same rate when i called but insisted that i come there to see the property in person then decide if the premium is worth it or not..well think this way that nothing is going to reduce the commuting distance or time..think about options closer to thane station and u will get decent homes in that budget. If for investment then also I doubt anyone is going to pay the premium in rent
