hi,
I want to have the feedback of the people who have visited the site. Hows the infrastucture of boisar. wat do you think of the project. how are the facilities provided by Tata. Please reply. |

Boisar Location is upcoming. East side of station where it's all Jungle, about 2.5 kms from station by Shared Auto (Rs 6), Barren land was under development by Tata. Flat sample is now available at Subh Griha website.
There New Heaven is costlier now around 2200/psf. Being Tata and Tata Steel relocation and JSW presence, location has advantage of population however, electricity ,- 12 hrs max , water - Steel companies suck in too much water, Water Harvesting was proposed by Tata , Road approach from Ahmedabad highway - Two way heavy Trucking Roads are not wide. West is well developed but again majority population is low wage (avg 10k-15k) salaried class so do not expect Rental or Appreciation returns. Majority flats of NewHeaven are booked by JSW and TATA STeel to accomodate its work force. Not good for investment. In future Trains may help as currently it's takes 90 min approx via Train between Boisar and Borivali. Monthly Season Ticket Holders has separate Bogie at Front end (near engine) and Shuttle frequency to virar is very very less. |

This nano housing project by Tata Housing at Boisar is a commendable initiative. I booked for a flat in Subh Griha. Few days ago, I visited the site.
The Subh Griha project is almost complete, and construction for New Heaven is in full swing. Although Boisar is far from Mumbai, it is still accessible within one-and-half hours. The proposed local till Dahanu will entirely change the demography of the region. I can see tremendous real estate activity around the site of the Tata project. Heard that Lodha group has bought 100 acres of land somewhere nearby. HDIL has already come at Palghar. By the virtue of lying on Mumbai-Gujarat train route, this stretch is bound to see development. Just like how Borivli-Virar stretch has been developed by Gujratis in the last decade. Imagine today at Boisar, Tata is able to sell a row house on 1000 sq ft land for a whopping 87 lacs! And, the builders over there are asking in the range of Rs. 2200 - 2800 psf. and there is no sign of construction. So, personally I think, getting a flat from Tata at such low price is worth it. |

Must say this is an amazing project by the Tatas.. I am one of the buyers & they promised by the possesion by Jun2011, however their project is completed by 90% & due to receive possession by April 2011.. Just amazing !!!!

The other thing about Tata Housing, I really appreciate is that the staff handling this project is just awesome. In spite of being an MNC brand, your every call is answered, you are treated with due respect, and you are provided with any kind of help by Tata Housing. It is just an amazing organization. You need not at all worry about land titles, construction norms violation, delivery delays, etc. It's just like getting a flat from Government with due professionalism and quality assurance.

Highest growth in commuter traffic in Virar-Dahanu belt - Mumbai - DNA Delhi - Mumbai business corridor, an Indo-Japan joint venture passes though this region. A little research would help us understand that Surat and Vadodara are fast developing as prominent business hubs. As a result, virar-dahanu belt serves as a missing link to the housing need of a gigantic workforce. The rush in the MEMUs that ply between Virar and Dahanu reflects the extreme development potential of this stretch. Count 10 years from now. I would bet that Virar-Dahanu belt is going to be far better developed and being inhabited by end users than the Panvel-Karjat-Pen region. History suggests that western suburbs develop at a tremendous rate than other suburbs in Mumbai. You can find villas worth crores in the vicinity of this Tata project. It is obvious that the business community of Mumbai and Gujarat with high disposable income buy such things either from an investment point of view or as a second home. I went on checking the demand in the projects floated by local builders around Tata project. I am surprised that I can't get a flat of my choice floor event at the rate Rs. 2500 psf. !!! |
