Default Unitech Omkar -Parel

How is the Project.Is it safe to buy in The Residence Parel .
It is still not approved by bank.

Project was actually launched ( soft launch to limited number of people) in October 2008 by Omakr at 7000 per sq ft. Then they went in for their alliance with Unitech and then launched the project in Feb 2010 at 10500 per sq ft.

We have been following up with Omkar since the last 12 months. They were not even ready to disclose the exact location of the project.

Finally, when we received the details, the site was a bt disppointing -at least as of now. a bit off the main road.

I have seen other projects of Omkar ( similar SRA development near the Tata Cancer hospital) and they had executed the project on time.

The going rate in PArel East for compelted projects is 15000 to 18000 per sq ft.

Besides the financials, you shoudl satify yourself with the location.

Thanks for the inputs.Your inputs were quiet informative.Only thing what i heard is rates for completed projects in parel are 18000+ as of march 2010

the project has more that 35% loading ,, the onnly 2 bhks which r available when i visited them were non sea rfacing,, the end seafacing ones have a loading of around 45% so i dropped the idea,, true the rates in the area is 15000plus but not many good flats r available unlless ur plannin fr a 3 bhk

Have been tracking the rates in parel for the past few years. The rates had peaked in Jan 2008, wherein projects in Parel East were quoting 18000. however after the downturn the rates were down to 11000.

Now i am getting conflicting reports - when u enquire, u will get rates of 18000 plus but its quite possible that if u negotiate u may end up sub 18000 rates.

Just one more info_ Dosti willbe announcing a new tower in their dosti flamingoes in parel sewri. possibly by april 2010. u may like to touch base with them as that's a good complex.

Did you see the site on your visit.Have they started ? I heard from that it is very initial stage .And also mono rail is pass very near to that place.

had seen th site also ... on paper the monorail is gonna pass abt 2 kms aways frm it i guess.. not too sure on the distance ,,
site seems ok....the area...will slowly come up...but with a 45 % loading i guess th rate even s out ...its not a 10500 rate rather a 14000 rate at this loading ....
another farce which builders play all the time ,,, the flat which i was interested in seemed to have a open balcony area almost equal to the covered area...

Default Buy a flat in Unitech Omkar

hello everyone....
i came across the listing for unitech omkar in parel and found the prices fitting well inot my budget..but i have heard this project has faced a lot of troubles...was wondering if any of you more knowledgeable people could let me know whether its worth investing...whether those issues have been sorted out...my broker says its a good buy but i have my doubts....

any help would be appreciated....
