Default 14 builders Bid For 7 Housing Plots In Noida

The cost of these plots at the reserve price of Rs 20,400 per sq mt is Rs 1,232 crore

Fourteen builders submitted their bids for seven group housing plots in Noida on Friday. Financial bids will be opened later after the scrutiny of technical papers. Cost of these plots calculated at the reserve price of Rs 20,400 per sq mt is Rs 1,232 crore. Actual bids will fetch authority more than this amount.


In the presence of bidders and officials, authority officer on special duty Yash Pal Singh opened the technical bids after the bidders had been satisfied with the box seals.
On January 8, the authority had announced a group housing scheme for the six plots in sectors 76, 104 and 137. On January 19, the authority added one more plot of sector 45 in the scheme. All the plots were bigger than 50,000 sq mt area.


Two plots of 51,000 sq mt and one plot of 60,000 sq mt are in sector 137. One plot of 64,600 sq mt was in sector 104. Sector 76 has two plots of 81,740 sq mt and 2,35,630 sq mt. The sector 45 plot area is 60,350 sq mt.
The reserved price was Rs 20,400. Permissible population density is 1,650. The maximum permissible ground coverage is 40 per cent. There is no height limit.


The reserved price of the biggest plot of 2.35 lakh sq mt is Rs 480 crore and the smallest plot of 51,000 sq mt costs Rs 104 crore.


The bidders included Supertech Limited, Mahagun, Poorvanchal, Gaur Sons, Exotica Panchsheel, Anjara India, Amarpalli Sillicon, Amarpalli Presley, Ashiana Pacific, Today Home Infrastructure, Picty & ATS Infrastructure, SDS Infrastructure, Aggarwal Associate and S.V.P. Joint Venture.

Thanks - this is very useful information. What's of great concern as well as an eye opener is 'there's no height limit) in Noida now on buildings. One can only imagine how the city would look 3 years down the line when the 20+ under constructions / launched projects in various sectors in Noida become inhabited! Afterall, everyone needs a space to step on the ground, to drive, etc.

Does the permissible population density take care of the number of apartments the builders can construct on the plot?

The FAR and permissible population density set a limit to the number of apartments that a builder can built on a GHP plot.

Earlier both FAR and population density were about 70 % of the current limits, hence builder were building mainly 3 BR+ flats.

With increase in population density, builders have an option to build smaller units and are construction 2 BR flats which now are in majority (more than 60-65%) in a GHP plot.

Although there is no height limit yet FAR factor would prevent height to go beyond a certain limit.

Sanjeev, thanks a ton for this superb information.

Vaibhav, I am impressed with NOIDA authority, They build the roads before the buildings come up. Planning is excellent - much better than Gurgaon.

Their plots are fairly widely distributed. There are enough parks everywhere (where the robbers can lurk to mug us!!!!!).

My take is, there is a feeding frenzy in NOIDA flat buildings, similar to what happened in 2008.

I would avoid all those builders listed above - they are showing signs of not learning from past mistakes. More especially avoid the winning bidders!!!!!

Invest in already built or semibuilt apts ooooonnnnnnlllllllyyyyyyy!!!!!

1. Amrapali Silicon: Sector 76 (Ad in TOI)
2. Aditya Builders (Ad in TOI)
3. Gardenia (Ad in last weeks HT)

We should rename Noida RE market as NPL ( Noida Plots League)
& its getting hotter than IPL & with so much supply by end of 2010 each & everyone may be part of some team.

SRK famous Dialouge in OM SHANTI OM.... In the end everything get fine in our movie, & if not.. picture abi baaki hai mere Dost.

So Hope its win-win situation for everyone.

(Caution: Its not for faint Hearted, So fasten your seat belts & ready for NPL roller coaster ride)

Sure signs of bubble. Amarpali has platinum, saphire and pan oasis. Already Zodiac was advertised, today silicon also.

Deeply suspicious of Amarpali.

It was informed by one of the property dealer that ATS has got a plot of 40 Acres in sector 104. They are coming up with 3500 Flats Approx. 3000 per Sq Ft.

You are right. They are coming up with their new project 'One Hamlet' in sector 104 Noida.
