Sanjay ji and all panachites, I have consolidated all the emails and PMs sent in an excel sheet and we have a total of 27 members so far. We can wait for another week as more people join us. Subsequently we can email 3C and mark a copy to you all respectively.


(Though I'm not sure if you all want to share your respective details among this group of 27 i.e. the list being emailed to all those who have come together to engage with 3C on matters. Anyway, its inconsequential with regards to the objective)

For my friend, this difference was approx 7 months. However one can not generalize it as it depends more on the booking time and status of construction at that stage. Thx

+/- 20 figure was based on the demand, I got while looking in resale market during that time. As I mentioned there were several factors behind it with the phase and floor being one of them but the most important among all been the investor's need to book out. A guy who wants to book out immediately to invest somewhere else, where he sees a bigger opp may be flexible enough to give some discount than the one who is ready to wait to achieve the minimum ROI, he had in mind while investing.

On a lighter note tho, while I agree that builders dont differentiate price based on floor level, how would you explain 5%+ discount, ppl have claimed recently to hv received directly from 3C for the remaining units on higher floors. Can one imagine them offering this much discount for a supposedly cancelled unit on lower floor?

Also a buyer in resale wud always compare the asked BSP with the BSP on offer on direct booking. With the discount being higher for remaining units on higher floor and no direct inventory on lower floors, ppl who invested in lower floors (particularly 8,9,10 as they dont attract PLC and are mid level in a 25-26 floor strucutre) may have an edge in resale market over others at this stage in my opinion.

No arguments...just MY opinion!!
