Suave - I somewhat disagree here. What you are saying holds true for price differentiation for Lotus 300 project, as that was supposed to be kept for elite class and hence perceived luxury. To a very minor extent, this can even hold true for LB Espacia.
However, with PI towers very much within the LP project, there is no perceived or real luxury at all. Look from the psyche of those 4BHK buyers (knowing typical NCR mentality), who would rather crib that they have to share their open space, parking, common shopping outlets with those 2BHK folks, most of whom would be tenants. Anurag , since there is not much real difference apart from lower apartment density in Islands , 3C is trying to create a perceived difference in my view. Lotus 300 did not sell as well as Panache Island for some reason !
Also , Panache is almost a sold out and quite successful project for 3C , so they are maximizing profit in last few towers. I expect new tower launches , even for non-Island towers to be around 4500 level as well. Another factor is upcoming Sports Village project, if Panache is priced around 4500 bsp, they can look to sell Sports Village at around 4000 psf, that's the price point expected now for Sports Village inaugural tower launches as per my sources. |

i really doubt Sports village would be launched in this situation..though we all gettig the 3-5 SMS'S daily.....
3C itself is i dilemma, wht to do with this... PS: forget the rates for sports village as 4000 psft. |

I was staying in 15th Floor. There was no single building of this height or even upto 10th floor in nearby vicinity.

Anything over 3500 would be extremely challenging for 3C to handle, at this point of time...for sure! and they would not want another L300 in the making, with much larger stakes.
It would be interesting to watch 3C's approach here, as they have put the highest stakes here in residential piece with 180 acres....and unfortunately the timing went bad for Noida market overall. |
