All,
I am looking for my own residential and after couple of week's investigation , reviews and research i selected Ajnara 121 ( 1665 sq ft ) for many obvious good reasons and its previous projects BUT…. There are few issues that are troubling me 1. Location... have seen under-developed area at its back side. I have visited its site today and i feel it’s around 100 mts away so should not pose any problem?? any suggestions ? 2.Distance from main city centre… It seems to be a bit far from basic amenities / market locations Or new projects 3.I have visited Gardenia Golf City location today which seems to be better one than Ajnara but Builder does not seems to be promising with 150 acre land and 22000 appts ???? Not sure he will be able to complete this Or if he does then how much time 5 yrs ?? Note: Ajnara’s construction has started and its sample flat should be ready in 1-2 months from now. 4.Ajnaras and Gardenia’s Financial condition Any suggestions around this ? 5.Plot registry / Plan approval for Ajnara and Gardenia Any suggestions around this ? I feel answers to these questions will help not only me but a lot more folks to finalize one. Cheers Manav |

If you compare amenities at present, you can see they are almost same at both the places and with time, it will develop at both places. 4. Also distance from city center is almost same of both projects. 5. Issues like undeveloped area behind 121 is troubling you are small as per my understanding. ASC and Gardenia are suffering from STP issues as well as some Kabristaan issues :-) 6. Excavation/Digging has not only been started in 121 but is in good flow. WHile nobody knows (Even not property dealers dealing in Gardenia) when Gardenia will start cons/digging I have tried to give you honest openions about both so wud request you not to consider me biased towards 121. Recently i have visited site locations for both Gardenia and Ajnara and i totally agree to you. - STP in front of Gardenia Sec 75 is currently in running mode. - Contr in Ajnara has already started ( I think sample flat should be ready in 2 months ) Just to add more i have personally visited few of Ajnaras previous projects in Vaishali(3 yrs old) and Vasundhra( 3 months old ). Have enquired residents of the same society on random bases and so far none of them have complained anything about Ajnara, rather everyone was happy with the builder and delivered quality. I am not biased with Ajnara ( 10 Yr old builder) and GC ( 20 Yr old builder ) but in my personnal opinion i would not say this is the best but i would this is one of the best for residance purpose ( With minimal / no projects around this ). Most sectors have villages in noida to proximity to village is nothing new, infact it can help you find cheap labor and also small shops. In case of sec 121 there is sec 119 in front which will be probably inhabited in one year as a number of projects are getting completed. Also there is sec 122 which consists of kothis so it will also come up in a good way. Proximity to FNG will also be an advantage. Markets will come up with habitation. Anyways homes 121 has a super market named convenio 121 which will obviously ready by then. Sec 119 would be having decent markets by then. Sector 75, 76 and 74 have very large sized projects which will probably miss their delivery dates by huge margins. Both these sectors have good location but the developers there are not considered to be reputed by this forum. I have gone through the registry papers of Ajnara while booking. Sample flat (1665 sq.ft) do not show any window in the bedrooms.....whether it is Sample flat specific or it will be same in all executed flats? No window A.C (or will we have o have split A.Cs in all room ? --
)......They say , actual flats will have windows....apart from wire mesh sliding doors.....
