Default Ajnara Grand Heritage sec 74,noida

Dear all,

Can u please advise how is Ajnara's new project in sector 74, heard the land has been registered. Howz the builder's reputation, construction quality.
Is it a good idea to buy a property in sector 74???? Howz is the location???? can we expect some appreciation in 2-3 years time frame.

Builder reputation is ok..already delivered 3-4 projects and 3-4 are on going....I have booked 1 month back,1440 sq ft..

Builder is OK.

I am no expert but here are some concerns:

1) No. of towers in Ajnara project and flats per tower.
2) Builders usually start its construction once 40-60% booking is over. Are there so many buyers in Ajnara project.
3) There are others builders in that area (74-78). Mahagun, Assotech, Prateek hold better reputation over Ajnara, so buyer would give preference to them over Ajnara. That is the reason they are costlier than Ajnara.
4) As we have seen larger the area, more are number of flats and hence it took more time to develop that area. So buyer have to wait longer time in bigger area.
5) Also Gardenia starts its booking earlier than Mahagun, Prateek, but at present its situation is not good and many buyers are cancelling their flats.

I am not against Ajnara. If you feel good over this project u can go for it.

They have delivered the other projects mostly on time and prateek hsnt delivered any thing so far,not a single project...all the builder are almost same,want to make more profit and medium size builder and project has good chances for completion...prateek is over hipe i think.and same to mahagun....rest decision is yurs.

Mr. Vondamn........Ajnara Grand heritage was launched just two months back...........so it won't be a wise idea to compare its price and availability with Prateek n Mahagun which were launched 7-8 months back.

After 7-8 months AGH will also be not available at the launching price it is available today. ......

Pls. suggest if there is any good builder project in n around 74.......which is available in the launching price.

After doing lot of R & D I found Ajnara Grand Heritage to be a good project with affordable price.

Once again I thank u guys for ur helpful opinions.....

Has anyone visited Grand heritage site..for now it has lots of farms and its a major issue now a days to raze farms with consent of farmers.

the similar issue is being faced by gardenia golf city, it actually delays the registration , approvals etc.

I woul suggest please verify all the documents before entering.

Got to know from the broker that land registry is done for agh n it was approved last week only

as far as i know after visiting the site sec 74 has anjara grand heritage and supertech capetown. ajnara 74 has advantage of being a better builder than supertech(the most criticized in this forum). and it has a better location as the entry is through the main road unlike supertech where the entry is going thru a road at the back and not thru the place where they have set the office. however across the road is sec 76 where no. of projects are there.

Yes, it is Gardenia kind situation...builder claims land is regsitered but on ground there is cultivation going on.

To be safe, it is desirable to wait till builder possesses land thru site leveling and boundary wall.
