Can anyone advise if its a good investment to buy property in Amarpali Eden Park, Sec 50, Noida. I am being offered a rate of Rs 4150 psf + 200 PLC + 7 lacs for other charges.
Is it worthwhile to take Amarpali project? Do they deliver what they promise? Even with a delay of six months and expected possession by Jul'12 does the project look good. Valuable feedback to take a call will be appreciated. Feedback on any alternative avenue in Noida which looks better than this where possession is expected in maximum an years time will be appreciated. I am interested in a 1300-1500 sq ft appartment. |

Don't you think that these rates are too much in comparision what is available across the road in sector 7x.
Are these rates quoted by agent or its a direct deal. 2-3 months back my friend was having an offer of 3700 psf (all inclusive) for 7th floor flat park facing. Quote:

I find it on a slightly higher side but then the issue is that with this project you get possession in a years time (if at all) and in Sec 50 but with projects across the road it might take a three years time to say the least.
The rate of 3700 psf all inclusive means that even the additional charges of parking / maintenance etc included in this? You know which tower was it? B, C or D? The main concern is deliverability both in terms of quality and time!! I do not see much avenues when you talk of a project being completed in an years time! |

It was i think tower B.
Even if it will be completed in one year time but because of the construction activities around, the life would not be very easy. I also noticed that lots of the trucks and dumpers pass through the same sector 50 road to reach sector 7x. Did you tried the rates in mahagum maple next to this project ? |

No I did not try Maple. The scoring point that Maple has is that is almost complete! I have to visit and see what the rates are. I was told that no flats are left and it might only be available in resale!
Anyone having an idea about the prevailing rate for Maple? Otherwise whats the feedback on Amarpali as a builder? The various forum threads do not give a good picture. Does anyone know amount how the society is maintained after the project is completed by this builder? I have read / have got feedback that its Amarpali which keeps the maintenance and the quality or service is sad!! Can anyone with experience vouch on this? |

last known rates were 4200 psf all inclusive (re-sale 4 months back).
It seems that in amrapali you are getting this rates from the builder. if yes than beware that the rates which builder quotes are much higher than the rates of resale. So call some dealers and ask them that you have a flat in this society and want to sell this. Then later you can call the same builders asking about what are the buying rates. Then you can compare the 2 rates. hope this will be helpful exercise. As far quality is concerned i know only one completed society which is in Indirapuram. But can not comment but feedback is not good any where. |

I have been to the only completed project by Amrapali in Indirapuram and was not impressed with the quality of the structure. It was looking a very old building very poorly maintained. On top of that, out of nowhere Amrapali started constructing a couple of more towers in the same society after the complete site was occupied.
Amrapali seem to be doing loads of marketing with Dhoni and CSK. Not confident that they have any good track record in civil engg. |
