Default Amarpali Sector-70

The Amarpali staff is offering 3300/- PSft (Inclusive all ) in Flexi Plan
but properity dealers are offring 3100/- PSft (Inclusive all ) in Flexi Plan but they are saying that they are giving in bulk (50 applications) so that is why they are giving the above said rate. Can anyone tell what to do ? Any other best scheme is coming in Noida?

Ajnara Home 121 at sector 121 is good

I also think that AGC - 121 is much better option as of today. It is good location at relatively better price.

How is sector 121 better located than sec70 ??

Sector 70 is right in the front of the road, opp to the upcoming commercial complex,and adjacent to developed sectors like 71,73.

Sector 121 is at the end of this road 3 kms down adjacent to a huge village and open land..

In my view also, GC is better out of these 2 options. GC you are getting around Rs 2900 -Rs 2950 (including all charges after broker discount) and that also pure construction link plan. Now if you go for flexi then 5% further discount so difference between both project cost around Rs 350/sq ft.

beside this amrapali is giving possession date as 3 years however GC is giving 24 months(atleast you will start getting penality after 24 months).

There is loading difference(covered area) of around 5 to 8% in both projects so further reduce of cost or more covered area.

Regarding reputation of builders in terms of quality, there is no match between Amrapali and GC/Ajnara.

So in my view, saving around Rs 500/sq ft and going 2 Km away on 4 lane road is better idea.

Note:Also first transfer in GC/Ajnara is free so whenever you want to exit from the project, you can do it very easily but in the case of Amrapali it is Rs 95/sq ft

How can sector 121 is better as compare to sector-70?????? i would say if you are only looking in terms of price, then why not crossing republic? crossing republic is not far from sector-121.

There is NO COMPARISON in the locations. Sector 70 is much better located and placed as compared to remote sector like 121.

The penalty of Rs 5 psf on delayed possession means nothing!! Builders are well capable of giving possession letters even when the site is half complete!!

The legal agreement is fully loaded in favour of BUILDERS only..

Default PAN OASIS- Sec-70

I think location of sec-70 is relatively better. I have visited site and did some homework.It may be useful to mention those features which where not mentioned earlier.
1. Nearest Metro station- 2.5 KM (to be precise)
2. Proposed metro route is passing through adjacent road while going to Greater Noida. Even if it takes turn for sector-62 towards Fortis, it will cross approx. 500 M distance from proposed site of PAN Oasis.
3. In both probable cases of Metro Route, it is expected that Metro Station will come at SAI Mandir crossings. i.e. at a walking diatance of 500 M.
4. Rate under corporate deal i.e. Rs. 2925 per sq. feet (inclusive all) is quite reasonable.
5. Site-location is rectangular in shape and open from three sides.
6. Total nos. of Flats- 2208 units
