Hi,
I have booked in ATS GNoida project DP plan, its 4yrs and 2mth, so far structure with slabs is not completed, suggest to go for CLP after thoroughly checking with ATS about how they plan to deliver in 3yrs as they already have pending project in GNoida & I'puram.

3500 per square feet. There ere discounts for firs 100 buyers earlier.

Is Rs 3500/- per sqft a cash down price or CLP?

Rate is too high as builders are giving discount with all inclusive rate 3200psf in flexi plan/clp/ and having corporate deal .supply is also very high in noida & may be in another two and half years we have about 1lac new ready to move apartments.

HI Barkis,

I am also of the same opinion. Also if you look closer you will find that U.P. Government has sold more land in the last six months or so than in the last 10 years. In the next 3-4 year horizon their will be enough supply.
However in the case of ATS, one can still give some premium considering their past record and clean deal.
Still i think one can wait and watch... gone are the days when appreciation used to be substantial. Now hardly interest on the money put can be made in real estate.

Moreover, the mode of payment for the GH plots sold by UP govt to the builders recently is distributed in 8 years. So, registration of land can be done only after all the payments have been received from the builder. Unless, registration of the land is done, how can we do the registration of our flat which we are buying there?
