Post ATS One Hamlet project

Hey guys,

I have been curious about the new upcoming project of ATS and am seriously considering it for a purchase. Any information about this projects prospects will be highly appreciated.

You are interested in this project because of the reputation that ATS enjoy in the Noida region. But do bear in mind the price at which this project is launched by them. If you think that paying a 800 Rs psft premium for ATS brand name or the project location is well worth it, then so be it.

To give you some perspective consider the following piece of info:

In January 2006 ATS launched 2nd phase of ATS Paradiso at a price of 2400 per square feet in Greater Noida. Possession to be due in September 2008.

Current State:
2nd phase of ATS Paradiso is still under construction.
Possession is due in June 2010.
Resale price of around 2400 to 2550 per square feet.

We can argue that the situation occurred because of a downturn in housing markets and all that. But we are not out of the woods yet (Globally I mean). Unless and until ATS plans are to construct a luxury project, the price tag looks really steep.

I completely agree with this, unless this is a luxry project, I think the price point is too high. I wonder what ATS is thinking?

But I also wonder what people who plan to buy this project are thinking

I went to the ATS office to enquire about the project details and they told me that it is an ultra luxurious project they aim to launch. Probably that might justify the price point. Also, they claimed that they intend to make it better than the ATS village project. In addition, there has been a lot of buzz and the demand has been pretty good till now and seems 25% is already booked even before the project is officially launched.

It would be great if people can share the pros and cons of this project, perceived by them. It will certainly help everyone to take a decision.

25% sold !!!. Is there anyway to get that verified, I don't think so.

Good that it is a luxurious project but where are the details?

Where are the project details? I am not surprised ATS telling 25% is already booked. What else will they tell you? There is no way to confirm this data so lets not speculate!!

ATS is a great brand but We need the project details and floor plans to figure out it is really ultra luxurious.

I think you make a perfectly valid point and there is no way right now to verify the validity of the data. BTW, one of my friend booked a flat and he got a preference number of 220 out of 900 so available flats. May be, that is some sort of indication.

ATS guys tell me that this is a prelaunch phase and they have still not officially launched the project. This is just by word of mouth that they have managed these many flats getting booked. Official launch is due this week and they will have all the layout and floor plans available by then.

ATS One Hamlet is going to be a high end project in the sense that all the flats are either 1600, 2000 or 2800 sq ft.

Now a days the no of flats per acre is around 100-125 with 60% being 2 BR.

In ATS One Hamlet, the number of flats per acre would be 56 with all 900 3BR +. Hence, One Hamlet would be less congested compared to other recently launched projects.

I guess at present ATS price is too HARSH. This is just my prospective that following two projects will be better options then ATS
1. Supertech- Sec 93, New Tower- Vista
2. Sector 45 project, which is yet to be launched, but in front of Unitech Grande & Amarpali Sapphire.

Both of these projects have better locations than ATS. Moreover I heard that ATS is sharing it's wall with Asharam and there is some court case going on for Asharam land. Who knows asharam wins. Panache is just a stone throw away from ATS available at much less price(after dealer discount). I would prefer to book in Lotus Bouleward than ATS. Bottom line am also looking for the best available options so please do reply what others feel.
