All builders are giving options for Flexi and Contruction Link plan. Please let us know which is the best option with pro and cons. Regards, Rajeev |

Hi Rajeev
it depends on you and payment plan of builder. If you are getting 5-6% discount on flexi plan and normally paying 20% extra money than CLP for 24-30 months then it is good for you to go with Flexi payment. Only difference in Flexi Vs CLP is that in Flexi you will give little bit more money(20% normally) to builder without much progress on construction so if project is delayed or recession is going to hit market, you will give more interest to banks then your % discount of flexi plan. To explain in better way take this as example : 1. You are taking in flexi payment plan one flat that is worth 30 Lakh and will pay 50% , that means Rs 15 Lakh till basement construction. 2. If i am taking on CLP then i will pay 30% maximum (Rs 9 Lakh) by basement work Now suppose construction is stopped or very slow for 6 months then you will keep paying EMI for 6 Lakh extra money than me. if project is on time then it is ok to go with flexi plan but if project is delayed for more than 6 months then CLP will be good. Dear Seniors,
I have booked a flat in Noida Extension and paid 10% amount under construction link plan. Next due date is coming near to pay 10 % more which is to be given within 45 days after booking the flat. I want to understand whether builder will send me a demand letter for next payment or it is a allotee compulsion to pay the next installement on time for avoiding any penalty. In this case, if there is any delay from the builder to provide the allotment letter after booking the flat then next due payment date will automatically get delayed or the builder will send the demand letter for next payment on time.
