I am looking to buy for 2 Bedroom in Gardenia Sector-46. should I buy directly from Gardenia or go through a property agent.
Who is the best and reliable property agent and also who can give me best price.
Do they negotiate or just sell at advertised price , there advertised price for downpayment is 2565 per sq ft.
any suggestion is welcome.

Go to them directly and negotiate, then go to agent (more than one) and negotiate with them also to get the best price. There are three options Down payment,Flexi payment and construction linked plan. Decide which plan suits you and negotiate as the project is still not formally launched.
Once the project is formally launched,the builder increases the price as they would have already achieved a monimum threshold. Wish U good luck.

Hi Nishant, yes it includes everything for my flat (950 sq ft, corner & park facing) and cost around 29 lacks in CLP.

let me tell you other charges...
* covered parking Rupees-200000/-
* Power back-up charges Rs.15000/-k.w.(2 K.W. mandatory)
* Club membership Rupees-100000/-
* Interest free maintenance deposit Rs 20/- per sq. ft.
* Fire fighting charges Rs-40/-per sq. ft.
* EEC charges Rs-40/-per sq. ft.
* Lease Rent Rs-125/-per sq. ft.

Total other charges will cost around 5.44 lacks. If you will excluse these charges then flat will cost around 23.5 lacks on basic selling price of around rs. 2475/- per sq. ft in CLP.
