Question Best Property in sec 137 Expressway

Hi,

Can you all plz assist me in rating projects in sec 137 expressway noida?

I would say

1)logix, vivante , Purvanchal
2) Ajnara, paramount , fresco
3) Paras , supertech


Based on my analysis , feelings and builder image that I have in my mind ...
People may differ from me !!!

No doubt Silver City b Purvanchal is good - but BSP for Sec 137 project is set at Rs 3000/ft versus Rs 2875 for Logix. No idea about Vivante price.

Default Logix seems to be best

I think in sector 137, Logix is the best among all the other builders. The kind of sub contractors they have, the layout of the society, floor maps and also possession period are the major positives of this project. Also the construction has already started.

As for the worst, in my opinion (not to hurt anyone's sentiments though) are Ajnara, Paras and Supertech. I have heard a lot of reports that Ajnara people change original layouts of their societies on frequent basis and remove a major portion of open areas to build more towers. They have very recently done this in Ajnara Homes 121 and also in Ajnara Daffodil, I have heard that they have reduced the open area with launch of phase 2 of the project adding up more towers. Don't know if it is really true for Daffodil though.

1. Ajnara moved the club house (shown at the entrance of Homes121 project) and put up a new tower in its place. The initial buyers were taken for a ride as the premise on which they selected their flats/towers were changed. It is this fear that kept me away from Daffodil in Sec 137.

2. Supertech delivers horrendous quality with maximum loading. Top Noida brokers like IC dont touch them with a barge pole. Think how bad a builder has to be before even a commission agent refuses to promote them.

3. So far only heard good things about Purvanchal - but (1) they are not marketing the project aggressively (2) ticket size is high, min.. 3 BHK and (3) BSP is min. Rs 3000 (4) work not commenced - Hence out of my shortlist.

4. I loved the master planning of Logix, though I must mention that they too have added Tower J1 after initial bookings. However, it doesnt seem to mess with the layout as of now. Rest remains to be seen.

On what basis Paras has been rated so low?? I agree that the builder has no previous record in construction project of this magnitude, but might deliver a very good quality in order to firmly establish itself in the segment. What's others' opinion regarding this??

I agree with amit94 , being not an established builder like Logix,Vivante etc , Paras will probably do good to prove themselves in the market. Its too early to say anything, i am not saying this bcoz i booked a flat with Paras(ok i lied) but we should wait and see.

Thanks everyone for your valuable suggestions.For now I am confused between Paras 1695 sq mts where I am getting 5 floor and Logix Blossom 1575 (3BHK PREMIUM).Both of them are costing almost equal amount.
My budget is up to 50lakhs and my floor preference is 1st or 2nd floor.

Now please help me up in choosing the best among these 2 options or If some can help me in getting inventory of my choice,that will also be appreciable.

Logix office in Sec 16 Noida will give u a print out of inventory and even hold a flat of your choice for 2-3 day to allow you to make a decision.

If both cost the same then Y not go for someone who has a track records. Personally I loved the master planning of Logix.
