i would just add that not just amrapali all builders are cheating customers. my wife's company designs and certifies internal water system for many builders and she tells stories every 2nd day that how builder compromised on the quality.
so while making purchase just check who is less cheater as compared to others.
like when i booked my Flat with RG not only i got gud deal(2635 all inclusive) i got better conditions in BBA and application form. but now check how they have changed the things for new buyers.

I went to Noida Extension after some time and for the first time travelled its length and breadth. It’s HUGE, about 8km on 60m road and 10km on 130m road. With FAR of 3.5, if NE happens, NE could be outside China - the biggest middle class neighbourhood in anywhere in the world.

It would be shame if Noida Extension is scrapped by Supreme Court. It would kill middle class buyers’ only chance to own a decent flat within NCR. The NE will be probability the only place in whole India where you can get a fairly decent flat in good metropolitan sub urban area within 25 Lakh.

No body is thinking that court will scrap it. It will come up - but the delay is hurting the buyers. And apart from super area hike, builders will demand more money on other pretext - so it will really not remain cheap

Yeah, builders are going to artificially jack up the prices. Who will suffer – the buyer.

I know, people who bought in Eldeco Green Meadows, GN high rise at the rate of Rs. 2600 in year 2007. Now after 5 years – OK quality, OK maintenance and RTM. They are not finding buyer at the rate of Rs. 3000.

How will NE be any different?

Jobs and businesses are not coming to NOIDA area, means end users, who buy in re-sale are not coming in doves to occupy the huge number of apartments being constructed.

NO. It is NOT Enough. Unless u get BBA signed, they can claim that you have only applied for a Flat and nothing has been finalized. U have to get a BBA signed (even if it requires making some further payment, BUT i doubt whether the Builder will be interested in it as of now) to have any assurance. Came across news that Supertech has sent cancellation letters to some buyers (probably to those whose BBA is not made). Link below:

More importantly, observe the possession of land with the builder. Open or farm fields in the middle of project (eg Earth Towne) means ownership of the land still with the farmer. Even, if SC approves land acquisition, it will be next to impossible to acquire the left over land. In due course an unauthorized colony will spring up in these open fields. Avoid such projects.

Check out wikimapia.org Earth Towne

There is large farming field within the boundaries of Earth Towne project. This means the possession of land is still with farmer, no compensation paid (even at older rate) until now. It would be doubtful that money less GNA will acquire any left over land in near future.

Furthermore, search for “Towne” in IREF. You will find the current customers are crying due to various reasons and there are no reasons to suggest new customers will be happy.

Thanks Field Worker, SMJ2011 and CA Rajeev for your response.

Point is I can not sign BBA unless the buildder starts the process. They say that there will be a change in the layout so the unit numbers allotted will change too. Therefore, they will start signing the BBA only after the layout/unit plan for lowrise floors is approved by GN Authority. I paid 10% of booking amount in flexi plan. Then this NE crisis started. After the HC judgement, builder started sending letters for further payment. My question is can they ask for further payment as they did have approved layout and have not started to sign the BBA in the first place? When I went to the builder (not broker), one of their employees told me that these are the letters generally issued to all and would apply to those whose plans are approved and BBAs have been signed. He asked me to ignore those letters.

Problem is I do not want to cancel my booking as I will not get low rise floor at that rate in entire NCR. I do not have any choice but to leave to may fate.
