I am seriously confused between Lotus Panache and Blossom County.
BC Super Area 1575 Carpet Area 1350 Price ~ Rs 4800000 LP Super Area 1415 Carpet Area 1061 Price ~ Rs 4800000 If we compare carpet area, cost of LP with carpet area 1350sq ft will be around Rs 6000000. Please suggest, is LP really that better than BC? Is it really worth spending extra 10L for 3C? I have asked the same question at Logix Blossom County -- Referral Policy But I feel it makes sense to have a separate thread for comparison between these two projects. |

Yes, I think LP is worth considering for following facts:
1. The location, sec 110 - which is all time better then 137. 2. The surroundings of Sec 110 will be less crowded then Sec 137. Bcoz, sec 110 is surrounded by kothis', lowrise buildings, lowrise market areas and almost all good private/PCU banks nearby where as sec 137 will be a complete concrete jungle with 10 projects within that small sector 137. 3. As a builder 3C has definitely has upper hand then LOGIX, if you see their office building constructions, you can very well distinguish the architecture, quality, space utilization and green building concepts. |

Leechawla, u shud visit one of the 3C office for comparision. Otherwise, how will u distinguish between two? BTW, Logix also builds decent buildings, no one will disagree abt it. But, when u compare between 3C and Logix, then in my opinion, 3C will definitely better then Logix, no doubt on it. Apart from construction, location is a very big factor. People pay more for location which is quite natural. If you have budget constraint, u shud got for Logix - BC. Otherwise, u shud always go for 3C. Hope it helps. I have seen in many threads, u are always compare Logix-BC with other projects, which shows u r bit inclined towards this project. If u like it, u shud go for it, in stead of any further delay.

Buy the place you know you want to live in. Screw the location. It is highly over-rated. I have lived in DLF V (now called golf course road) when the place was nothing more than barren land with three DLF colonies. No shopping areas in walking distance, nearest was DLF IV (you can walk it, but not with a lot of shopping). No cinemas, no amenities. It was the best place I have lived in for the past 10 years or so in NCR. If you have a car these things are somewhat mitigated. If you have two, it is not even something you think about. Imagine the guys at ATS Village a few years ago. The arguments were the same even back then. They managed and prospered. An ex-colleague of mine chucked his house in Central Delhi near Rajouri Garden and went and bought a 3500 sq ft flat in GNoida. He drives to Gurgaon everyday. 120K round trip daily. He loves it there. |

I agree with MAD , once u r at home u should not feel that it is small, as even if u are living a small house in CP still once u r inside a small house, u can remain happy that u in CP or u can remain happy by traveling a bit but staying in a bigger house.
Mind u over a period of time all the locations appreciate and its the bigger house that give u a better returns Quote:

For me choice is between 1415 sq ft one in Panache which I find really small and don't quite like the layout, it will be smaller than the biggest sample flat in LB and 1575 one in BC(really big for its size). |

2. No doubt LP would be habitable even if you got your flat in it tomorrow. I loved the location at first sight compared to BC which I rejected at once. Now I am reconsidering BC purely due to price and the master layout. 3. 100-110 flats/acre is the norm in any given project in Noida that is priced around Rs3000psf. Is it any less for LP? 4. Would Sec 137 be any more crowded than how Sec 93 looks today?cos to me Sec 93 looks OK unless they plan to dump more concrete on the face of it in the future. 5. Pt. 4 above makes me wonder if NA plans/leaves any open spaces like parks etc for community use in the GHP sectors? Any idea? |
