Agreed with Krishan....this project doesnt deserve to be at 4k but the current market price is touching up this one....at the end of the day people/investor are buying there and this causing the builder to shoot up the prices like anything.
So people who have a budget around 35k..are facing difficulties in gettin a good proeprty now.

Original Booking price is between 3600-3700 and Brokers are ready to give 10-12% discount on top of that, so Basically resale price is much higher..

This is because all So called investor are finding it difficult for Supertech to appraise in coming days, as project is still about 50% booked (in Actual) and they are trying to get higher price by increasing resale price

The best I got is 3900 all inlusive (other charges) and in resale I am getting 3550 and further nego is possible. So if you see there is diff of close to 4-5lcs in resale right now. What the best deal you think can be taken in new booking all inclusive.?

I went yesterday there. Seems good. As they told they have Only two units left in direction of east-north. so there will be no sun light during a day except two hours in evening.

Currently in Noida getting 3500 all inclusive is difficult although there is huge unsold inventory. Do not the rationale behind this.

You can try for resale in Capetown for 3600 all inclusive...u need to negotiate for this but is possible.

What is the resale rate for Capetown now. They have already reached the 14th Floor.
