Hi All
From past 2 weeks I am searching for a 3bhk.. >1800 sq ft in 7X sectors for personal use. I have shortlisted two builders and now confused which one to go for. Pls help Prons of Mahagun Moderne 1: Reputed builder, many projects delivered 2: Location on 78, so near golf course (but i think forest will only be 5 mins further to mahagun) Cons 1: 20+ floors 2: high density 2200 flats 3: One entrance/exit on 45 m road, left,right and back side plot 4: Heard about shamshan ghat, nala etc.. (Need to see the distance from Mahagun 5: High cost (diff of 5-6 lakh) 6: Bad quality delivered in mahagun mascot, mahagun Mestro (checked in youtube n forum) 7: Very big project, so good delay expected Prons Antriksh Forest 1: Less density project, approx 600 flats 2: Near 50 acre green area 3: 12-14 floors 4: Rates comparatively less 5: Less number of flats, may deliver after 6 months delay (hopefully) 6: Internal society (on a inner road), so hopefully less crowed roads Cons 1: facing 24 m road and not 45m 2: Opposite side of the 24 m road is noida facilities and commercial area 3: Not so reputed builder to delivery good quality projects (saw forum of antriksh green) I saw other projects too 1: Supertech/ amrapali - bad reputation and big projects 2: Prateek/hyde park/ windsor - new developer, not delivered any individual project 3; Gardenia - too big 4: Assotech : - didn't liked the layout 5: Antriksh golf/ sun shine :- too close to metro, so will be conjusted I liked location 77 and 78 (mahagun side ). Antrish Forest has a much better layout than any other builder in that particular area.
if you go into detail, you will find that there is no project in this area which is giving 2 lifts for 3 flats on a floor. also the loading of the flats is also very less ( balcony area included) this project is giving the maximum open area... so one of the least dense projects. at present it looks to be a bit inside project as its not on the main road, but once the area becomes habitable, this will be a big advantage as most of the buses & autos will be plying on main road. so in my view u can go for this project as it is a smaller project. btw what is the alll inclusive rate that u are being offered by antriksh? |

I too thinking on those lines but read a lot of bad stuff about Antariksh as a builder. I don't really believe on everything I read and considering that even DLF/Unitech/ATS delayed their projects for considerable time, I will give the benefit of doubt to them regarding the delays. However, when it comes to the quality of construction, I really don't have much idea on how to compare between Antariksh and Mahagun. Mahagun has a better reputation as a builder, but I know some people personally, who crib a lot about them too. Your inputs (And of others who have seen other Antariksh projects first hand) in this area will be highly appreciated. Best Regards Deepesh |

Amit,
I am with you, mostly GOOD/BAD builder made by brokers only. See Amrapali village/Supertech Icon in IP. Still they are selling and increased the rates. One broker is selling only those and downgrading other. Second don't sell them and promoting rest (brokrage and dealing with builder works here). Tell me single builder without fraud/court case, cheat, complaints.... Just gone through Forest layouts they are impresive and of-course other features as mentioned by Deepesh. Deepesh, I am searching that area along with 2 friends for long time, let me know if you wanna come with us. We can form a group and crack some deal. Cheers.. |

well...
this is all about luck. which builder delivers best project in that area, only time will tell. every builder learns from his past mistakes and tries to deliver better project next time. if you go through all the builders, there is not even a single builder, wherein you will be 100 % satisfied. if some one is concerned about a particular builder because of the delays caused in the past, then there is no guarantee that the reputed builders wont cause delays for future projects. one must be concerned about the layout of the society, layout of the flat, specification and quality. because the way projects are mushrooming in noida, no builder will able to deliver on time. larger the project, more is the delay. considering all that, i would say that antriksh forest is not that bad project, in fact better than those amrapalis and supertechs in the vicinity. but still, only end product will speak after 3-4 years. |
