I stay in Sector 51 and go for morning walk till sector/50/75/76.

Sector 75 is still under occupation/cultivation by farmers of the nearby villages and right now they have sown wheat and sugarcane crop in this sector.

Hence, taking control of the remaining 30% from Noida farmers would be time consuming.

Please note that these are the same set of farmers which are not allowing Noida authority to construct a road from Sector 50 till Sector 120/117.

Noida authority is auctioning the entire 75 sector which is close to 150 acres to a single builder.

Taking possession and planning for such a huge sector would take close to 1 - 1.5 years. Hence I would be highly surprised if possession for any flat in Sector 75 can be given by Dec 2012.
Sanjeev, i really appreciate your thoughtful explanation. Further the comment on the the price difference vis a vis possession date related article is really an eye opener.

Hi Sanjeev,

Thanx for the detailed clarification. As per your suggestion, should I better opt for Sec. 70 (Pan Oasis) than wait for Sec. 75 upcoming project? Kindly suggest. Even referring the map, my idea is Sec. 75 is little bit interior than Sec. 70 (in ref. to PAN Oasis site) taking the Kalindi Kunj - Greater Noida Connectivity Road. What is your idea about Logix Blossom County in Sec. 137, people are talking lot about it.

Hi Tanushree,

I think the premium charged for Sector-70 is worth taking. I have booked in Pan Oasis and may be my views are little biased...but still looking at the project that were launched almost similar time are still in uncetainity phase(by these i mean booking has been done but no further udpates) but for Pan oasis the project has been approved by two bank(HDFC and IDBI) and also construction work has started(digging for phase 2 and contruction for phase1). So looking at all aspect I feel it may be delivered before the other project and hence you may save some buck which would be nullifying the additional bucks you pay...and also sector 70 is near sector 71 which already inhibated also sector 70 is close to Sec-61 and Sec-62,Sec-50 etc...which may be a plus point when the flats are delivered....for me its a good investment

Hi Bhuvan,

Even I agree with you on this. Taking PAN Oasis location into consideration I think its a good choice. Have you opted for terrace option ? Becoz there are confusions coming up with its ownership ? Some people says Amrapali's construction quality is not so good but this time since Patel Engg. has taken the charge of construction do we hope better ? Are you a member of panoasisyahoo group ?

Hi Tanushree,

I have not taken the flat with Terrace option and I have heard somone in this forum saying that the terrace is meant for emergency assembling purpose for high rises...I would suggest you to book the flat without terrace...about the contruction quality i would like to say that it doesn't mean that if a builder have done good work in earlier project than it mean he will deliver new one good too and infact for Pan contruction is done by Patel and its entry project for Patel in NCR so I hope they will deliver it with good quality...Yes I am in Pan Oasis yahoo group and infact it was created by me....

PAN Oasis is not the entry project for Patel engineering in NCR.

Its first project in NCR is Amrapali Platinum, Sector 119. Patel engineering is constructing Platinum. Platinum was the first joint venture between Amrapali and Patel engineering.

Sajeev,

You are right Patel is also part of Platinum...but its not major stakeholder so you can still see the project under Amrpali Umbrella as Amprapali has major stake in it...in case of PAN patel is the major stake holder and in a way its its one of its direct project in NCR where Amrapali have done the marketing and sales and now Patel has taken over for construction and other stuffs..
