Default Crossings Vs Noida Ex(Greater Noida)

Hi All

From few days, I am getting lot of emails regarding comparison between Crossings and Noida Ex(Greater Noida). Also discussion is going on 1-2 thread regarding this so I thought, it is better for me to put the comparison by staring a new thread.

Benefits of Crossings:

1. Ready to move or almost ready to move flats in next 6-9 months
2. Rates are equal to almost equal to Noida ext projects
3. You can go and verify the construction quality and in most cases,can go
and see your actual flat quality as structure is almost complete for most of the projects and finishing work has started.
4.Again a whole township with atleast having small shopping mall operational in next 6-8 months
5.Golf course/stadium to be funcational in next 6-8 months
6.As they are ready to move flats so tax benefits will start once possession will be over

Disadvantage of crossings:

1.There is no road connecting Noida Ext or hindon bridge to crossings although it is just 1 km away from Gaur city ,GC-1 plot
2.Till then there is only NH-24 to go to crossings and with existing width it will be very tough to reach Noida from Crossings during peak time in even 30 minutes to 1 hour.
3.There is no construction of schools,hospitals, banks etc. promised by crossings republik in last 3 years. Even if construction is going to start very soon, it will take atleast 2-3 years to be functional.
4.FAR in Ghaziabad is 3.75 as compare to 2.75 in Greater Noida(Noida ext) so density is very high in all projects. Also whole lands given by crossings to builders and asked builders to make more flats in less space. For example, even 2-2.5 acre project of proview having around 600+ flats in Crossings.
5. Most of the projects in Crossings are having old layouts those were suitable 2-3 years before as compare to attractive layouts of new projects in Noida/Greater Noida
6.All 7 promoters of Crossings are having their own projects in Noida/Noida Ext so
nobody is having much interest in Crossings now. they have already sold most of their flats so now putting efforts will be putting more money/time on a joint venture.
7.Dumping ground issue in now on hold but if it is coming back in picture, it will again affect crossings

Note: Disadvantage of Crossings are directly/indirectly benefits of Noida Ext(Greater Noida)

good work mate..all valid points
only tht thr is a small road from crossings upto the road to gaur city(abt a km) via the small village.

btw one side of the road in front of gaur city n amrapali smart city is already ready a week back!

Thanks Search2010 for all the good info....

I think after 1-2 years when there is a good connectivity via hindon bridge to noida ext/crossing republic, both of them would be RE hot areas. And prices should starts jumping a bit there.

Likewise indirapuram started auctioning, people were reluctant move there. Shipra sun city much cheap initially but now Indirapuram is hot residential township .

Sorry I m not aware of how to send PM as I m great fan of ur's, need ur advice that I want to do two investments one near expresshighway and one in noida extention.please advice which projects are better near expresshighway among 3c panache and projects in sector 137? and which would be good to invest in noida ext best project for returns? Great analysis. Though I have some points on the 'Disadvantage Crossings' comments, as follows (para wise) :-
1. There IS a road connecting Crossing to Gaur City area, passing through the village. Approx distance from Gaur plot to Crossing is not more than 1.5 kms. Another road is coming up (work started and visible), which will bypass the village and reduces the distance to 1 km.

2. Connectivity from Crossing to Noida will be as good as as from Extension area because of above factor.

3. Promise of construction of school/banks etc is yet to be fulfilled - ok, but is there any reason to believe that that promises of Noida Extension builders will be more real.

4. FAR issue, I am not really clear so agree with what you said.

5. If you are talking about floor plans, I feel they are similar, if not better.

6. The scene of builders having sold most of their projects - thus having lost interest in the project, if true, will also repeat in Extension area after some time, because even these builders will surely come out with newer projects in future.

7. Dumping issue finally seems to have been settled (report on 27 Apr 10). This will lead to further appreciation of Crossing.

Only because of the FAR thing and the ghaziabad factor, crossings is never going to be a hot destination it is being projected.

The only great factor is that the structures are ready and one can actually see what one is buying. But that will definitely fade into insignificance when one has to face the daily drudgery of commute and the constant power cuts and the congestion of living space.

just visited the site today .. already seems to be a concrete jungle .. and the connecting road to noida extn is through a village .. already its starting to get congested .. !!

Apart from that the presence of finely powdered carbon emitted by the a big factory (Continental Carbon) is a cause of concern in Crossing Republic area. This is in addition to STP and dumping yard concern.

How close the buildings are erected in Crossing republic is another grave concern. Hardly any sunlight to lower half of buildings. If one looks at CR area during day time it appears as if top of CR is covered with clouds.

This factory Continental Carbon is situated just opp CR and other side of NH-24

A road 45 meter wide is under construction joining CR and Noida Extension. Those who are looking in that area, Eco village II is a better option (M/s Supertech) at a discounted price Rs. 1700 per sq ft in a 80 acres plot with 6000 units.
