Default Divine Meadows, Sector 108

Hi,

Divine Meadows is a new project launched in Sec 108, Noida (On Expressway).

Does anyone have any background on this Project or its developer.
The Developer is Divine India Infrastructures Limited. It has done the following Projects in Indirapuram -
- Park View
- Park View II
- Heritage

Default Feedback on Divine Meadows

Hi,

I saw the location of the project which looked very good to me.
Builder has decent reputation and project has good layout plan.

Does anyone heard anything negative about this project?

Devine..Meadows

Hiii Vikas,

Devine Meadows attracts a buyer or investor because of its location and slightly well designed rooms as compared to other stuff being churned out by other buliders like 3Cs, Supertec etc in that area.

The grey area is the background of the builder who is venturing into this big and multistory( 22 floors) for the first time. They have done 2-3 buildings in Indrapuram which are of 3-4 floors.Secondly, finance is a problem as the entire project has been launched under the assumption of getting max money from the buyer immediately on booking.

The plans etc are also not fully approved. The approval till now is only upto 15 floors..

Hi ,

I am not sure why there are so less discussion on Divine Meadows project. The location and layout is pretty good.

What are the reasons for which people are not inclined to it.

Hiii Abhijeet..

Location and layout alone does not make a project viable in current state of economy where the financially sound big guns have back fired.

In my opinion, the Devine meadows faultered on 3 fronts;

i) Poor marketing; The brokers sold 'IT".

ii) Background : 2-3 small projects only completed in Indrapuram

iii).Financials: That they are sucking for money was very apparent from the begining.

Let me tell you I was most interested to book a 3 bhk there, till i met their brokers and rest is history!!

How can you say so. They have construction linked plan and as well as no emi plan.

Hii Reachhary,

If you look at no EMI option closely, you will observe that the Pre-EMI on the max.amount ( upto 85%) of the property only will be bourne by the builder on a 20 years loan period only.Which means that the Pre-EMI will be very low and once the possession is given ..say after 4 years, the interest cost would be much higher to repay!!

Construction link is OK..at least your risk is lesser.

Guys, I have visited the site a couple of times and also had a look at the under construction sample flat (which is 3 BHK). The laytout of the flats is certainly not at par. A lot of bad design is there. For example, there is no toilet for which you do not have to enter a bedroom. The drawing and dining ares are quite separate (because of fixed wall partition in between) which kind of limits the drawing area. Also for the balconies they are providing walls instead of iron grills, which is also a turn off. However the plot location is the best.

As i said earlier, the USP of Devine Meadows is location only!! Rest other details are pretty ordinary and the builder has no previous experience in big residential projects which reflects in their plans, situation of bathrooms and kitchen.

Miss this.
