From a 5 year purely investment prospective, which investment will be better Noida expressway ( say Krescent Homes) or Dwarka Expressway (projects in the range of 4K).

Gurgaon mein le lo yaar .... its better from investment pov... although i have always failed to understand why gurgaon is better than noida inspite of the crap roads and infra there !

Number of jobs, number of MNCs, number of MNCs which can pay high, proximity to Airport and on top of everything, the Hype.

Else even Gentry of Noida is better than that of Gurgaon.
In a conflict:
In Noida, 70-80% chances are that you will get a GALI
In Grgon, 70-80% chances are that you will get a GOLI

I was living peacefully in Noida but came to Gurgaon and am rotten here.

I am only evaluating options from ROI they can generate, nothing more !

In that Case, considering current scene, Gurgaon beats Noida hands down.

Invest in Ggn to see your property being doubled in may be 3 years time.
This was the case till now.

But, only diminishing factor could be number of coming up units, this might dent your ROI litle bit.
If new jobs are added in Ggn like they have been done till now, you are in for much better ROI in Ggn as compared to Noida.

For purely investment prospective , Noida expressway is better than Dwarka Expressway because all MNC’s are opening their offices in Noida expressway and Grater Noida.
But in Gurgaon all MNC’s offices are either in old Gurgaon or they are moving to Manesar.

This is only in air and papers.
Ground reality is still very very much in favor of Gurgaon.

Dwarka expressway is another Golf Course road in making and prices are bound to touch 8-10 k in 3-4 years time. This however is not going to happen in Noida Eway. Rate of Arrival of MNCs in Gurgaon is still way ahead of Noida.

Even I love Noida but truth is harsh and Noida stand nowhere close to Gurgaon.

Dwarka expressway is much better than Noida expressway for Investment. You'll always get high returns. Fresh booking in DEW is around 4000-4500 but Noida expressway around 70% constructed projects are selling at this rate.
