Default Eldeco AAmantran vs Gaur Grandeur Vs Amrapali Platinum

I would like to have advise from all the RE experts

I am planning to buy a flat in eldeco aamantran. After a rigorous search in the area (sec120, 119, 71 which is my preferred location in Noida). This looks me better than all the other in the area. This is construction phase. and possession date is March11 and Dec11. People says eldeco is really good builder and delivers on time and they says loan will be approved by SBI, PNB banks.

Other options i found interesting were gaur grandeur and amrapali platinum which are also in good construction phase and have possession date in a year (or 1.5 yrs). In cost, all of them are a bit high among the other recently launched projects and having almost nearby prices.

Please share your views.

Go for Amrapali Platinum. Its Phase I would be delivered in Dec 2010.

After that, you should consider Eldeco Amantran. Its a good project with good layouts but possession for Phase I would be given in Dec 2011.

Gaur is facing some serious liquidity issues. Originally, Gaur planned for 9 towers with 5 in Phase I and 4 in Phase II.

Only 3 out of 5 in Phase I would be ready in Phase I. For 2 towers of Phase I, Gaur laid the foundation for 4 BR and 3 BR, but later on changed the plan to 2 BR. Gaur has used the same foundation by plugging additional columns in the existing foundation which I think is risky.

Eldeco has two date for phase 1.
4 tower (S1 to S4) has possession date March11 while S5 and S6 has Dec11 date.

Amrapali has 5-6 tower with Dec10 date and rest Dec11. I think they will delay by 3-4 in first possession date. For other other (Dec11, they have just started builing them, it may be more delay).


I am not sure if people will start moving and residing there before 1.5 years (if not 2) as the area is under development.

NOIDA authority is rapidly developing Sector 119. Few pointers:

1. Sewage pipe lines were laid in Feb - 2009.

2. Ganga Jal under ground tank and pump house was made operational in Dec 2009.

3. Currently contractors are working on building rain water drains inside and around the sector roads, parks, GHP plots.

4. Soon, footpaths would be laid, boundaries of 3 big parks would come up, street lights would be put in place, dividers would be build in the middle of 24 meter road.

By Dec 2010, this sector would be at par with developed sectors wrt services (like parks, street light, roads etc) being provided by Noida Authority.

Eldeco is a good builder - two colleagues are staying in Eldeco projects in G noida and both seem quite happy.

I have totally different views on Gaur. They are the only builder in that area who sold initial 4 blocks and promised to deliver in Dec 2010 and as per construction stage, it seems they will be able to deliver because they have just 12-13 story building for all these 4 towers. For remaining 3 towers, they sold in July/Aug 2009 and gave possession date as Sep 2011 and for one tower even construction has gone upto3-4 floor so in just 4 months 4 floors(assuming one basement) which is very good. They just need to make 12-13 story building so you can say around 33% structure is complete in initial 4-5 months however still they have around 21 months to deliver these towers.
Gaur is the only builder during recession who gave all their projects on time and maximum deliveries during recession. In last 1 year they have delivered Gaur homes(around 400-500 flats), Gaur Ganga,Gaur Ganga 1 & 2(around 800 flats), Gaur Green vista(around 300 flats) almost on time which is supposed to be given for possession in March 2011. it shows that financially they are very secure and even during recession they delivered all projects on time.
Few my friends booked in those new 3 towers in July/Aug and they are really happy with the progress on these 3 towers in last few months.

Can someone point out the things which shows that Gaur is financially not good or am I missing something?

I have few friends who booked a 3BR - servant flat in Gaur Grandeur in early 2008.

Sometime in June 2009, Guar informed that they are not finding enough buyers for these flats and changed the 3BR tower to 2 BR tower. They gave an option to either refund their money or shift the booking from 3BR to 2 BR.

Also if you happen to have a look at the layout of Gaurs Sector 119 flats, 35-40% of the super area is consumed by balconies. Gaur has provided huge balconies which in a way en-circles the entire flat. Such huge bacony space, for most of the families, is of no use.

I don't have knowledge of any financial issue with Guar. But Sanjeev is right about layout thing. I don't want to waste my money in balconies, thats why i rejected it. Also, if you visit their site, the landscape inside seems to be very less. Better consider Eldeco(good landscape inside) or paltinum (open both sides due to NA park).
