Great calculation kms7017. Thanks very much for sharing this.

Seems all builders do loading more than 25% and close to 30%. (though all claims we have less)

this mathematics is really good before buying and in discussing with agents/builders.

I dont think your map is correct. As per master plan, Sector-107 is opposite Sector-47 (and not sector-100, where 3C LB is). Also, as per information given in this thread, the size of the plot seems to be around 20-25 acres (guessing here for 1500 flats) while the size you have put up (on the map) seems to be around 60-80 acres. The area in your map also seems to be Sector-104, and not Sector-107.

Can someone actually confirm the location?

Please read the complete thread, before comment...It is indeed confirmed by Bizarein, who visited the site & saw eldeco banners & brokers...I haven't given any info about plot size...its your imagination...Drawing only convey location information...

I suggest you shouldn't go exactly by NA master plan...Otherwise you'll buy a flat facing greenery relying on master plan and 'll find later a GH infront... Not convinced, please see ATS 104, Eldeco 107, Unitech 117 locations in master plan...Earlier they are planned as greenery, now filled with GH....Similarly, location can be slightly moved based on marketing potential of land...

I visited the site today...Its exactly, where i plotted...Guess what...i got one more surprise...3C bought 60 acres land (ACD guy told me the area) after eldeco, infront of sector 47 towards dadri road...You can see 3C banners along the road...So, i guess there will be very little space to build Sports Complex ...

ent to the site as ell. You are correct, and the Eldeco folks ere at the corner of your diagram (after LB toards expressay, just before Hazipur village). And I did see the 3C banners as ell on the plot (some villagers ere playing cricket there).

That said, any idea hat Sector-107 is, as the master plan has gone for a toss (not just on land use but on the location of the sector as ell)?

I confirmed it that Eldeco is only the marketing partner, the construction ill be done by Great Value. That as expected because 2975 psf is not Eldeco price.

2ndly, its location is directly opposite 3C Bouleard, it ill share its boundary ith 3C's ne project hich ill also be appxx opposite of 3C bouleard and ill touch Dadri road. That ill be the bug tonship in 60 acres.

I am guessing 3C ill not launch it less than 3100 psf. Location of both is almost same. 3C ill have same loading but better repo. Great if experts can guide. I undestand it's too early to comment because e don't have any info for 3C's ne project. So I can rephrase my Q

Q: If someone ant to invest in this project then Is it orth to ait for the launch of 3C's ne project OR

This project is being sold as eldeo sharanam. Do you think eldeco ould risk its name on any lo quality builder ?? Just thinking out loud here.. Most of the builder these days contract out their toers to local contractors but keep check on quality.. ill the same happen here ??

Watch out as the entire stretch of land along the expressay (as ell as the interior sectors) gets sold to different builders and is up for grabs as projects promising innovative features - Green, Metro, Expressay etc etc .. The myth spread by builders and brokers that no more land is available in Noida lies shattered !!Advice : No need to rush. The opportunities are simply abundant. They will keep knocking on your door for atleast the next 5 years.
