Default Eldeco's new project in Sector-107 (Near 3C Bouleward)

It has been confirmed that Eldeco is coming in Sector-107, which I guess should be on the east end (Dadri Road) of the Road which goes infront of 3C Bouleward. Soon we should have the details.

Great if experts can compare Eldeco with ATS One Hamlet, especially ATS Size 1620 (1620 size is quite sidelined by ATS One Hamlet). To start with
1. Eldeco definitely has an edge location wise.
2. Adjacent to Eldeco will be upcoming Noida Sports complex
3. Eldeco price is 3000 psf and ATS is at 3500 psf
4. The major set back in ATS is that they refused to provide floor 3 till 6, bookings are available only from floor 7 onwards.

One Adv in ATS is that it starts from size 1620 onwards so no doubt that gentry will be better in ATS, in contrast Eldeco min size is 1100

Is it worth to spend 500 extra in ATS?

Any information on a) Size of the project b) Number of flats/Flat density c) is it affordable housing?. Unless it is similar density to ATS or 3C Espacia, there will be no use comparing to these projects.

i personally think the location is not so good. The project is on dadri road between the two village strech whre there are always jams occouring.

For those who want to go to city center side, sec 76, 120,121 offers good options and for those going to del, sec 16 , film city types eway projs are better option.

The only good point is eldeco reputation as a builder is quite good and they do deliver quality stuff.

Thanks for your suggestions. As far as I know the sizes will be similar to Panache and One Hamlet.

What you guys said makes lot of sense. I agree road for the village is too narrow. Sorry if I am re-iterating the same Q but the Q is

Assumption1: Suppose Eldeco is providing similar layouts as that of Panache and ATS
Assumption2: Individual's office and commercial area is on express highway belt.

then,

Q:: Should one still consider ATS One Hamlet which is at price of 3500 psf on top of Eldeco which is at very competitive price of 3000 psf?

I can rephrase the same Q= Does ATS One Hamlet project deserves 500 psf more than Eldeco if we compare the quality of their deliverables?

My friends staying in ATS Village said that ATS is for sure better than Eldeco. But people sitting in sec-50 are saying that ATS is better but not that better that you spend 500 psf more. If it was not Eldeco but Jaypee or Amarpali then 500 psf more was worth. But Eldeco and ATS does not have huge difference in their products.

Great if experts can guide. Happy to see we have such forums in indian websites

It is a tough question. If you are looking at eventual price escalation, perhaps a difference of 500psf would be there between the two properties. But for buying now (to stay and not invest), I will still go back to the basics of location, site layout and choice of home. ATS has a + on location, neutral on layout, and negative on choice of home (now that bookings are already open).

If you grab an Eldeco apartment early and of your own choice, it will matter more than the price difference.

Just confirmed with Eldeco this will be a Joint Venture between Eldeco and some other sales company. I don't know what these joint ventures are. In media ppl just sell their names to hype any project. May be some low profile builder just gave some money to eldeco to get just their name. Not sure why company like eldeco need Joint Ventures. Other imp info is

1. Price will be 2975 psf (seems very low as per Eldeco stds), with addional 5% discount depending upon broker.
2. Location will be just opposite of 3C Boulevard. It will not touch Dadri and it will end well before Dadri road. I guess traffic situation will be similar to what 3C Boulevard guys have.

Can anyone please post the Eldeco project layout plan or post the link here. It will be very helpful.

Plan attached- does anyone has any experience of how Joint Ventures really work. Because this is a JV of Eldeco with some other low profile group. Price is 2975 psf, seems quite less to me. In JV Can we expect same quality as that of other Eldeco projects?

Layout looks pretty decent. My take on this joint venture would be since Eldeco is associated with it, Eldeco will try to make sure that its reputation remains intact.

I had a couple of more questions:
1. Is the project right in front of Lotus Boulevard?
2. How far are the nearby villages?

In my view location is good. just infront of 3C sector 100 project. Sizes are from 1095 sq ft to approx. 2200 sq ft and layouts are also decent. On first look, projec layout is looking very good and almost all flats are having very good distance between 2 flats.

Rate of Rs 2975 and on this 4-5% discount on from broker makes rates very attractive.As compare to ATS(Rs 3500) , this is around 2850(after broker discount) so difference of Rs 650 is very high and location infront of sector 100 makes it very good.

On first look, it seems it is better to go with Eldeco instead of ATS due to very weird project layout/flat layout.
