Hi
Has anyone checked about the floor to ceiling height being offered by various builders. As its not mentioned in the advertised material nor in the BBA agreement... Typically it varies between 9.5 feet to 10.5 feet , but few builders like logix is giving 9 ft as of now. In case if someone is interested in false ceiling them it looks very low if u do it on a 9ft high ceiling. In case if some has any idea about his project then please share ... In a 20 floor building , builder gains 20 ft in case if he save 1 foot per floor ... --- Nibha |

or in turn you can say that he will get 2 floors free of cost but will sell them and earn profit from them also.....
![]() Why is it happening ki hum bolte hain that with so many projects and overflow it is BUYERS market, but in reality I think it is still BUILDER's market...look at the BBA issue, ST issue, Loading issue, Site layout and Floor plan issue....you name it and the thing is in favour of BUILDER..... Dear All,Although i am new in this real estate , i have booked my first residential flat in logix blossom county. At this forum , we all share our information/opinion which helps all of us here or there.What i am seeing in this flood of residential projects in noida /greater faridabad(although not much active in faridabad story) /gurgaon(specially dwarka expressway) , it looks like tht more than 2 lakhs flats are available on paper which by developers perspective will be completed by 2013 , but looking the present bubble and the way real estate is shaping now , i hardly believe even 20% of this no. get converted into realty is a challange , so be aware of all these developers , most or say all of them are taking benefits ofthis unorganised sector in their best benefits. Some is raising the tower height, someone changes layout- super built up area , some one giving short floor to ceiling height , many of developers just keep launching projects, some taking booking amt. etc all though its v hard for us individually to find the solution in our interest , Still if we can bring and brought a greater forum across all the builders , all the investors/end users or even say serious potential buyers come together get united .This forum is the one step in this direction , We need to shape this into bigger role and responsibilities, Although it looks more like hypothetical imagination still if it takes some productive shape , will yield better result atleast no loss to us , but may save lakhs of rs to many of us or end product would be of desent quality.i WOULD LIKE TO SUGGEST in the line of CONSTRODIUM OF REAL ESTATE DEVELOPERS IN INDIA(CREDAI)bring similar forum may be like Association of Real Estate Investors , spread the same across the boundary , right from here itself.Nibha and all of you are quite active and v vast information in this sector may take intiative to bring the same into shape RegardsRakesh

well according to NA Building Bylaws, the minimum height of any kind of living room should be 2.75 meters (~9 feet). For bathrooms, etc its 2.1 meters. I'll not be surprised if all the builders keep it at 9 - just to meet the requirement on the lower side, as they keep the FAR utilized just at 3.75 (to meet the requirement at higher side). These blood suckers know their game well.

Just to correct u , FAR is 2.75 ...
Any idea about LB , as there are already so many floors over their .. Has anyone checked it ... Quote:

You are correct. "Blood Suckers" is the correct term for these builders... and government is supporting these "Blood Suckers". Chor chor mausere bhai....

Instead of 10 feet, if builder will provide only 9 feet then after every 9 floors he is able to save enough raw material to build the 10th floor. Only extra things will be fittings and flooring.....so with this little amount per flat he will be selling it at full price.....and since now a days normally there are buildings of around 20 floors, so accordingly he will spend money equivalent to 18 floors and get 2 floors free....

Still if the approval is for 20 floor , he can build only 20 no matter what is the height of each floor ...
As such there is not limit on the height ... Quote:
